Description

Christmas House
This beautiful four-bedroom detached property blends a spacious, modern, luxurious home with semi-rural countryside living. Located in the sought-after medieval town of Fordwich, which is the smallest town in England and set on the beautiful banks of the meandering River Stour, surrounded by countryside and lakes.

You couldn’t ask for a better location, just three miles from the cosmopolitan, historic city of Canterbury, and a short drive to the coastal towns of Whitstable and Herne Bay, and the stunning beaches of the Kent coast. The town has great transportation links with a mainline station in the neighbouring village of Sturry, with high-speed rail services to London from Canterbury.

Christmas House is one of five homes built around 30 years ago on a small courtyard development just off Fordwich High Street. The development was sympathetically designed to keep the feel of the farm that was once located on this site, with Christmas House itself partially taking on the footprint of the previous farm's outbuilding.

Upon entering Christmas House, you are immediately welcomed into a stunning, light, and spacious hallway, which features a full-height window looking out onto the garden beyond, and a traditional wood staircase.

Downstairs, Christmas House offers a light-filled, versatile space. Double wood doors lead into the bright and spacious living room, which features a gas fire and fireplace, making this a lovely, cozy room to retreat to on a cool winter’s night, and twin French doors that lead onto the entertainment area / garden.

To the other side of the hall, double wooden doors lead onto a formal dining room, then into a well-proportioned kitchen, breakfast room, and separate utility room. The light-filled kitchen features a range-style cooker and a central island, a large glass window and door leading onto the garden, as well as a breakfast area ideal for family meals, with a conservatory looking over the terrace and garden.

Up the beautiful wooden staircase, you will find four bedrooms, two family bathrooms, and an en-suite. The main bedroom features stunning views over the garden and town beyond, an en-suite bathroom, and built-in wardrobes. There are three additional double bedrooms, two equipped with built-in wardrobes. The top floor does offer potential, subject to planning requirements, to be developed to match a potential purchaser's requirements, either adding further bedrooms or changing the layout to suit.

Christmas House features a partially walled, well-established garden, a stone-laid patio terrace leading on from the house, which is a great area for entertaining. The lawned garden below the terrace features large, well-stocked flowerbeds, a greenhouse, and a summerhouse for relaxing in the garden.

Across the courtyard from the property is a detached double brick garage and workshop, with an enclosed bin storage area. Christmas House benefits from a large driveway to the front, with an additional parking space and additional visitor parking bays.
The property has UPVC double glazing and Gas Central heating throughout.

The Surrounding Area

Christmas House is in a slightly elevated position on the outskirts of Fordwich, a delightful small town just outside Canterbury in Kent. The area is a fantastic location to make your home, with the beautiful riverside location and lakes having attracted people for hundreds of thousands of years, being one of the earliest settlements in the United Kingdom.

Fordwich features two riverside pubs to dine out in, one being a renowned Michelin-starred establishment. The town's great location means that delightful walks or cycling adventures can be found either around the lakes or along the river to Canterbury. Golf enthusiasts are also catered for with Canterbury Golf Course bordering the town, and the area also featuring some fantastic golf courses close by.

The neighbouring village of Sturry features a variety of shops, including a post office and pharmacy, and has a mainline railway station with high-speed Javelin train links to London available from Canterbury West. The property also offers excellent access to the A299, which gives access to the A2/M2 motorway network.

The local area offers a great choice of both primary and secondary education options for families, with both highly regarded independent and outstanding school options in the local area. Canterbury has a large choice of Independent, Grammar, and Comprehensive schools, along with a College and two Universities.
