APPLICATION PROCESS
1. Application Stage
Applicants will be required to complete an application form and provide the following information:

Photographic identification, such as a passport or driving licence
Proof of current address, such as a council tax bill, utility bill or bank statement dated within the last three months
Relevant employment, income and referencing information
Additional information may be requested where reasonably necessary for identification, referencing or statutory compliance.

2. Holding Deposit
A refundable holding deposit equivalent to one week’s rent (£206.54) is required to reserve the property while the application is processed.

The standard deadline for entering into a tenancy agreement is 15 days beginning with the date the holding deposit is received, unless another deadline is agreed in writing.

Where the tenancy proceeds, the holding deposit will be credited towards the first month’s rent with the applicant’s consent.

The holding deposit will be refunded in accordance with the Tenant Fees Act 2019 where:

The landlord decides not to proceed with the tenancy
The tenancy agreement is not entered into by the agreed deadline, unless a lawful exception applies
The tenancy proceeds but the holding deposit is not applied towards a permitted payment
The holding deposit may be retained only where permitted by law, including where the applicant:

Withdraws from the application
Provides false or misleading information materially affecting their suitability as a tenant
Fails a Right to Rent check in circumstances where the statutory conditions for retaining the deposit are satisfied
Fails to take all reasonable steps to enter into the tenancy agreement within the agreed deadline
Where a holding deposit is retained, written reasons will be provided within the statutory timeframe.

Any refund due will be made within the applicable statutory deadline.

3. Referencing and Compliance Checks
Following receipt of the holding deposit, the agent will undertake appropriate referencing and compliance checks, which may include:

Credit and affordability checks
Employment and income verification
References from current or previous landlords
Right to Rent checks
Identity verification
Financial sanctions screening and other checks required by applicable law
Applicants must provide accurate information and reasonably requested supporting documentation.

Personal information will be processed in accordance with applicable data protection legislation and the agent’s privacy notice.

Where legally required, the agent will make reports or disclosures to the appropriate authorities.

4. Tenancy Deposit
Following satisfactory completion of referencing, the applicant will be required to pay a tenancy deposit equivalent to five weeks’ rent (£1,032.69).

The tenancy deposit will be protected through the Deposit Protection Service (DPS), a government-authorised tenancy deposit protection scheme, within the statutory timeframe.

The required deposit protection information will be provided to the tenant in accordance with current legislation.

5. Tenancy Agreement
Once the necessary pre-tenancy checks have been completed and the tenancy deposit arrangements agreed, the tenancy agreement will be issued for signature.

Where applicable, the tenancy will be granted as an assured periodic tenancy in accordance with the Renters’ Rights Act 2025.

The agreement will include the required tenancy terms and statutory information.

6. Initial Rent Payment
Following signature of the tenancy agreement by the relevant parties, payment of the first month’s rent will be requested.

The holding deposit of £206.54 will be credited towards the first month’s rent, leaving a balance of £688.46.

No rent will be requested or accepted before the tenancy agreement has been signed by the landlord or authorised agent and the tenant.

Any advance rent payment will comply with the statutory limits applicable at the time.

7. Payments During the Tenancy
In addition to the monthly rent, the tenant will be responsible for the following, where applicable under the tenancy agreement:

Council tax
Gas, electricity and water charges
Broadband and telephone services
Television licence
Reasonable costs for replacement of lost keys or security devices, supported by evidence
Permitted interest on rent payments outstanding for at least 14 days, subject to the statutory interest-rate limit
Permitted charges for tenant-requested changes to the tenancy, subject to the statutory limits and requirements
Other payments expressly permitted by the Tenant Fees Act 2019
No prohibited fees or payments will be charged.

8. Pets
Applicants wishing to keep pets should provide relevant details when making an enquiry or submitting an application.

Requests to keep pets will be considered in accordance with the Renters’ Rights Act 2025 and applicable legislation. Consent will not be unreasonably refused, and requests will be handled within the required statutory timeframe.
