Description

In 1821 the famous Bath architect, John Pinch, created this masterpiece of elegant townhouses sweeping up Bathwick Hill. Internally, Pinch used his signature features including door mouldings, tall, corniced ceilings with intricate plaster work, impressive marble fireplaces as well as the wonderful wrought iron balcony that decorates the handsome façade of the house. Being at the end of the terrace, No. 1 has a great aspect of the adjacent St Mary’s Church as well as Raby Gardens opposite. The layout is flexible depending on your requirements, with options for retaining the ground floor kitchen with its opening into the adjacent dining room, or re-instating it to where it would have been originally on the lower ground floor level, with its impressive dresser. There is also the choice of re-designing this lower floor into a self-contained flat. The upper floors are accessed from a magnificent stone cantilevered staircase. The classic interior highlights the principal drawing room on the first floor, wonderfully proportioned with tall sash windows opening on to the covered iron balcony. There are also retained wedding doors into the withdrawing room and both benefit from sister marble fireplaces. The second floor could be transformed into the main bedroom with views over the trees towards Bath Abbey plus a sumptuous bathroom. The two upper floors could house five bedrooms and two bathrooms. However, all these ideas are subject to listed building consent and planning permission. It has been requested, and you can see the details on the council website, 25/02830/FUL and 25/ 02831/LBA. The house has evolved from a full family home, then as children left home using two floors as self-contained flats. Now the owners have requested for it to be turned back into one home once again.

Outside

The owners of Raby Place have the most wonderful feature, the private Raby Gardens on the other side of the road. Enclosed by Bath stone and railings, an ornate iron gate opens into the most wonderful oasis with a spacious lawn surrounded by mature trees for all the owners to enjoy. The house also has a private rear garden, approximately 40ft x 20ft and can be accessed from both the lower ground and ground floor. It is enclosed by Bath stone walls and fencing and has a wonderful aspect. A small lawn and terrace of pennant flagstones paving is edged by a raised vegetable bed and herbaceous border of mature shrubs.

Situation

1 Raby Place is placed in a prime location, next to St Mary’s Church and opposite Raby Gardens. This handsome terrace is popular due to its level walk via handsome Georgian terraces into the city. Bath offers excellent shopping, restaurants, museums, and theatres so this convenient location allows you to walk to many. National Trust land, Sydney Gardens and the Holburne Museum, are all close by, as is the Kennet and Avon canal. The contrast with the closeness of the city to surrounding countryside is, in our opinion, one of the major attractions. Also nearby are the recently refurbished Cleveland Pools, Britain's oldest lido dating back over 200 years. Raby Place also offers good access to Bath University and Bathwick St Mary Church Primary School, a well-regarded school. Bath Spa Station to London Paddington is 90 minutes.
