Description
DESCRIPTION
Costrong Farmhouse is a lovely grade II listed farmhouse believed to date from the 17th Century or earlier with attractive external elevations that include red brick with half tile hanging, that includes fish scale tiles, with casement leaded light windows, under a Horsham slab roof. There are many period features including extensive exposed beams, inglenook fireplaces, also with some lovely oak doors. Whilst the property has been maintained over the years, it would benefit from some significant modernisation. The house includes a good size private garden that is mainly laid to lawn and includes some mature shrubs and trees, a rockery, a stone paved terrace and a heated swimming pool, all partially enclosed by mature hedges. The accommodation includes an entrance porch, rear entrance hall/utility, kitchen/breakfast room, pantry, cloakroom, triple aspect sitting room with inglenook, bar, dining room with inglenook and study. On the first floor is a main bedroom with en suite bathroom, 3 further double bedrooms and a family bathroom.
Adjacent to the farmhouse is a beautiful 7 bay timber framed Sussex Barn, with attached workshops/stores, one of which incorporates the swimming pool equipment. Beyond this is Costrong Bungalow, arranged as a sitting room with kitchenette, bedroom and a bathroom.
Beyond the house, barn and bungalow is some garaging and a range of enclosed and open bay timber outbuildings and behind this is a large irrigation lake/reservoir, with Pump House and small Boat House.
Beyond the garden are some original fruit trees and some land which is laid to pasture. In all extending to approximately 6.72 acres. However, further land may be available by separate negotiation.
HISTORICAL NOTE
Costrong Farm was once a very productive fruit farm and has been in the same ownership for over 50 years. The farm has now been split up and most of the fruit trees have been removed over the years, with the majority of the land having been put back into pasture.
