Description

PUBLIC NOTICE....WE ARE INVITING BEST AND FINAL OFFERS TO BE MADE FOR THIS PROPERTY BY 5:00 p.m., THIS THURSDAY, THE 14th OF AUGUST, PLEASE. THANK YOU.

Ladies and gentlemen...start your engines, book yourself an appointment to view, and race round to see this gem of a house, that shines, shines, shines. This house is certainly bound to set your pulse racing. It really did mine. If you want a nice family home, then this is definitely the house for you. I just love it. This one, though, is quite a lot better than most in my opinion and has a number of WOW factors waiting to be discovered. It is obvious to me that the owners have spent a lot of thought on how best to modernise and improve their home. I must say, they have done a brilliant job, by creating a beautiful family home (retaining the character and charm) tastefully blended with quality fittings to create a feel and vision that is just as good as any show home! Combining calming indoor and outdoor spaces, this is an excellent home for those who enjoy entertaining both inside and out with friends and family. Nestled within a small cul-de-sac, just off the very top of Stonegate Road, this is a cracker of a house!

Having parked on the roadside or driveway, your guided tour starts by entering through the front door into an elegant, light, bright and airy entrance hall...what a nice start to your viewing experience. First on the left will take you into the southerly facing living room, so again, there is lots of natural light. I just love the log burner...great for cuddling up in front of on a cold winter's evening, whilst watching your favourite movie...mmm...nice. At the end of the hallway is a very pleasant surprise! It certainly was for me, as I saw this house before it was modernised and improved! What an amazing difference. Here, we have an amazing, fully fitted and open-plan kitchen diner which opens straight out onto the back garden, delivering an excellent space for those who love to entertain both inside and out. From the hallway, the staircase will whisk you effortlessly up to the first-floor landing. From here, there is potential to extend upwards into the loft. (Don't forget to ask me how when we meet.) The master bedroom is located at the front of the house and is adjacent to bedroom 3. Both bedrooms enjoy oodles of natural light. Not to be outdone, bedroom 2 is good-sized and enjoys lovely views over the enclosed back garden. Wait until you see the bathroom...contemporary and rather swish (no, don't wait, check out the photo).

And so to the outside...being is a cul-de-sac, there is no "passing traffic" and it was nice to see children (and parents) being able to play in the street. There is a garden area at the front, together with a driveway that extends down the side of the property to a detached garage at the rear. There is a good-sized, enclosed back garden which has a beautiful patio immediately behind the house, a lawned area, a raised timber deck and further space for a summer house and/or hot tub, perhaps? There is a good degree of privacy and sunshine.

Now for the amenities...Lots to choose from. Chapel Allerton is not far away. There, you have the closely guarded secret of Chapel Allerton Lawn Tennis and Squash Club. It's brilliant as it has a gym too. Don't forget about David Lloyd either. There are lots of great pubs, wine bars, coffee shops, cafes and a plethora of restaurants. Supermarkets too, 3 to choose from. You have a similar set-up at Moortown and along Street Lane as well lots of things to do and see at Meanwood, including the Meanwood Valley Trail. Leisure facilities to work off those indulgences at Golden Acre Park and don't forget the famous Roundhay Park with its twin lakes and The Canal gardens. Locally, schools cater for children of all ages. There are good public transport facilities and main roads for commuters. If you wish to travel further afield, Leeds and Bradford International Airport is a few miles away, probably about 20 minutes or so by car.

So there you have it, a beautiful house, substantially modernised and improved and set in nice gardens too. Located in a highly sought-after location, with just about everything you will need right on your doorstep. Trust me...I'm an estate agent! No, seriously, come and take a look-see for yourself. This is a property that you should definitely put at the very top of your house-hunting list. So...book yourself an appointment and I look forward to seeing you soon at the Open Day event.

Entrance Hall

3.6m x 1.92m - 11'10" x 6'4"
Entered through a composite front entry door into a bright, light and entry hallway having an engineered Oak floor that flows through into the open plan kitchen diner. Radiator and a useful storage cupboard underneath the stairs.

Living Room

4.68m x 3.48m - 15'4" x 11'5"
Being southerly facing, this room has great natural light through double-glazed windows to the front elevation. I just love the wood burner inset to the chimney breast, the oak overmantle and the granite hearth. Lovely to relax in front of on those cold winter evenings.

Open Plan Dining / Kitchen

5.58m x 3.52m - 18'4" x 11'7"
What a brilliant transformation! Here we have a splendid open plan, fitted and equipped kitchen diner which simply oozes oodles of WOW factor. Great, relaxing family space, briefly comprising...

Dining Area

3.52m x 2.64m - 11'7" x 8'8"
Now that's what I call a dining area that has enough space to seat 6, with plenty of space to spare..oh... and don't forget the peninsula breakfast bar if there is just of few of you. The Oak flooring extends into this area also. There is a double-panel radiator and double doors give access straight onto a super patio. This is a great space for entertaining both inside and out. The back garden is simply brilliant (check out the photos).

Kitchen Area

3.52m x 2.94m - 11'7" x 9'8"
There is an extensive range of quality wall and floor units which have soft closures, so no banging cupboards or trapped fingers with little ones about. The units are complemented by quartz worktops and a lovely matching peninsular breakfast bar which has cupboard space underneath and seating 3-4 people. Enhancements include split-level cooking comprising a Zanussi fan-assisted electric oven and a 4-ring gas hob, having an extractor hood above. Integrated fridge and freezer and a Bosch dishwasher. There is a built-in cupboard housing the Hoover washing machine and also having space for a tumble dryer. Downlighting, a radiator and pleasnt views over the back garden through double glazed windows. A kitchen to die for?

First Floor Landing

2.38m x 2.27m - 7'10" x 7'5"
The hallway and staircase were so nice that I took a photo of them, just for you. The landing is good-sized and provides potential for access for a loft extension...ask me how at the viewing. Double-glazed window to the side elevation.

Bedroom 1

4.21m x 3.48m - 13'10" x 11'5"
Not to be outdone by the living room, the master bedroom also enjoys great natural light and a degree of privacy, too. Double glazed windows to the front elevation, a radiator and a useful built-in cupboard/ robe.

Bedroom 2

3.95m x 3.3m - 12'12" x 10'10"
A lovely double bedroom enjoying pleasant views over the back garden, so nice to wake up to every day. Radiator and double glazing.

Bedroom 3

2.59m x 1.95m - 8'6" x 6'5"
Excellent if you work from home, as it would make a great office. Radiator, double glazing and that great natural light.

Bathroom

2.72m x 2.25m - 8'11" x 7'5"
What great taste... a contemporary 4-piece suite comprising a style bath having central mixer taps, matched by a walk-in shower having twin waterfall showerheads with water supplied via the mains system. There is a vanity hand wash basin and a low-level W.C. Tiled splash areas and floor tiling complement a ladder-style radiator, down lighting and an extractor fan. Twin double-glazed windows make for good natural lighting.

Exterior

FRONT. There is a lawned area at the front and a wide driveway, which in turn, extends down the right-hand side of the property to a detached garage at the rear. External lighting, power and water supply

Exterior

REAR. Immediately to the rear of the house is a sizeable porcelain-decked patio providing great space to relax and keep an eye on those little ones playing on the lawned area beyond. This, in turn, leads to a rather super timber deck which enjoys maximum sunshine and is a great space for BBQ-ing, a glass of your favourite tipple and having a laugh with friends and family. I can see the adjacent hardstanding area at the back of the garage being an ideal space for a summer house, hot tub or both!
