Description

This exceptional two-bedroom house is set across two storeys on Nascot Street, a short walk from Kensington Memorial Park and Portobello Market. Built in 2012 to a design by Webb Architects, the house is set into the ground, making ingenious use of light wells, Fineline glazing, polished concrete floors and high ceilings to create a series of living spaces illuminated by natural light. A private courtyard has been cleverly installed on the lower ground floor, and Shepherd's Bush, Notting Hill and Portobello Market are all within walking distance.

The Tour

Entry to the house is at street level. London stock brick has been used to create a wall, lined with hedges, separating the house from the street on which it sits. A grey wood-panelled door with intercom system is cut into the brickwork, providing access to the front door beyond.

Inside, the ground level has polished concrete floors and underfloor heating throughout. A bright entrance hall leads to a voluminous open-plan kitchen and dining area. Two large skylights draw natural light across the space throughout the day, creating beautiful patterns on walls and surfaces. The Harvey Jones-designed kitchen has marble worktops, ceramic tile splashbacks and stainless steel open shelving. An island with joinery painted in midnight blue has an integrated sink. A Juliet balcony sits directly beneath the kitchen skylight, with sliding doors overlooking a sunken patio on the lower ground level.

A bedroom, currently configured as a study, is positioned at the front of the plan, and has sliding FineLine doors which open out onto the patio. There is also a small utility space, WC and boot room positioned against the south-facing wall on this floor. All of these spaces are drawn together by concealed LED under-lights and shadow gaps.

A solid oak staircase with bespoke shelving units leads to the lower ground floor. This space is occupied by a large living room, where full-length sliding doors open onto the sunken courtyard and allow light to pour into the room. Additional open shelving is perfect for displaying favourite ornaments or artwork.

The master bedroom also sits on the lower ground floor. A bespoke oak shelf runs the length of one wall, and there is built-in storage. Here, sliding glazed unfold doors onto the courtyard, creating a seamless flow between indoor and outdoor spaces.

There is a bathroom on this level, with a marble-topped sink and a copper bateau-style bathtub. A walk-in shower is finished with smart white metro tiles.

Outdoor Space

The sunken courtyard on the lower ground floor is a wonderful suntrap, its high surrounding walls creating a sense of privacy and remove. A custom-made cast-iron staircase ascends from here to the ground level, where there is a large bike store to one side of the main entrance.

The Area

Nascot Street is ideally located within walking distance of Notting Hill, Portobello Road Market and Shepherd’s Bush. Westfield shopping centre is a 16-minute walk away, while the nearby Television Centre is home to an array of pubs and restaurants, including The Broadcaster and Endo at the Rotunda, the latter of which has panoramic views from its location at the top of the old television centre. There is also an Electric Cinema nearby, as well as Soho House members’ club White City House.

There are a number of fine dining destinations to explore in nearby Notting Hill, including the Michelin-starred The Ledbury, Granger & Co, and Ottolenghi. For entertainment, the wonderful Shepherd’s Bush Empire is a short walk to the south, and is one of London’s most prestigious music venues. Independent music venue Bush Hall is also close by.

By way of green spaces, Hammersmith Park has intricately design Japanese gardens, and is a 15-minute walk from the house. The green expanses of Wormwood Scrubs Open Space is also close by, as is the Kensington Memorial Park.

White City Underground station is a 10-minute walk from the house, and offers services on the Central line. Both the Circle line and the Hammersmith & City line can be accessed from Latimer Road Underground station, an 18-minute walk away.

Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
