What the owner says... This has been the perfect house for our large family and 2 dogs. We love the quiet location and access to open countryside as well as the friendly neighbours.

This is the largest housetype on the popular Edmund Park development and only a handful were built so they don't often come on the market. Without doubt, the star of this particular show is the fabulous 36 foot kitchen/diner which runs along the back of the house. Two sets of patio doors lead out into the garden with patio and raised decking area. 

The kitchen is well equipped with a gas hob and oven, integrated fridge freezer and dishwasher and there is a breakfast bar for more informal eating. The kitchen has more than enough room for the biggest dining table and still leaves ample space for a soft seating area. so it really is a very versatile, multifunctional space and perfect for socialising or relaxing. A utility room with sink and an integrated washing machine completes this lovely space.

The lounge looks out to the front of the house and is spacious but still cosy with room for plenty of sofas and across the hallway is a personnel door into the huge double garage which you could put a car in, although not many people do these days. It provides a huge amount of storage space. Subject to the correct consents you could easily extend into it to provide an additional reception room if you wanted one. A downstairs cloakroom completes the ground floor of this lovely family home.

Upstairs, the feeling of light and space continues as you go up the turning staircase to a huge landing which could almost be used as another room. There is ample space for a desk or even a quiet reading area. Off the landing are 5 double bedrooms so no family member has to compromise on space. Bedroom 1 has a huge ensuite with bath and shower and it doesn't stop there because Bedroom 2 also has an ensuite shower room. In addition, there is a family bathroom with bath and separate shower cubicle. It not often you find a house with two baths and three showers!

Outside, the garden is generous and mainly lawned but offers plenty of scope for you to get creative with your planting and with good sun for most of the day your plants will thrive.  A large patio runs across the back of the house and a raised decking area at the end of the garden catches the sun and is a lovely place for a quiet drink or a family barbeque.

There is parking for at least three or four cars on the driveway so if you have growing teens who will be starting to drive in the future you won't need to worry about parking spaces.

The Local Area

Edmund Park is a popular and friendly development on the eastern side of Frome with an Asda superstore and petrol station within walking distance - although you may want to take your car if you need petrol! It has cycle paths, a children’s play area  and easy access to the surrounding countryside for walking and cycling. It borders the River Frome and there are plans underway to create a picnic area on the river bank. There is a community space which is used for a variety of pop up events throughout the year and a bridge which will link the development to the train station on the other side of the river is planned.

At the entrance to Edmund Park is a wildlife sanctuary which is home to our resident beaver and otter population. A lovely walk along the River Frome and through Rodden Meadow will take you right into the centre of the town in 15 to 20 minutes and the Rye Bakery, which sells the best cardamon buns in the Western Hemisphere is less than 10 minutes' walk. Frome is a popular Somerset town which is regularly voted one of the best places to live in the South West. It is home to a very creative community of writers, artists and musicians with our famous music venue, The Cheese and Grain, having previous hosted a surprise gig by the Foo Fighters as well as Paul McCartney's pre-Glastonbury gig last year. It offers a variety of high street names and a large selection of independent shops and cafes, particularly on the iconic Catherine Hill. The town hosts a very popular independent market held on the first Sunday of every month between March and December and an Arts Festival in July. Frome was one of the first places in the country to have a Community Fridge where residents and shop owners can donate excess food to the community to prevent food waste and also set up the first Share Shop where you can borrow anything from a highchair to a garden strimmer for a small fee. There is a leisure centre with pool, several theatres, a train station with good links to London, Cardiff, Dorset and Devon and whatever your hobby or passion there is bound to be a club or society which will welcome you.
