Refurbishment Information (provided by sellers)

Flat 3 and flat 5a have their own bathrooms and flat 5a has utility room with new washing machine (2024) supplied by landlord. The others share the new shower room and the single toilet. There is an old bathroom which is currently uses for storage, but this room could be used as an additional ensuite flat 4. Alternatively, it could be used as an additional communal bathroom. The ensuite would provide additional rental and increase the rent for flat 4 to at least £700 per month.

Flat 1, 2, 4, 5a, 6 and 7 have been fully renovated with new kitchens (with USB sockets) and appliances (extractor, oven, hob), plumbing for washing machines, new carpets, new blinds, decoration, new under counter water heaters, and new electric wall heaters making them self sufficient. Works completed between January 2024 and March 2025.

The house has been fully decorated in that period also. A new boiler installed, new shower room, smart meters installed for gas and electric.

Flat 3 has not been renovated, but a new under counter water heater was installed, if it was to be remodelled it could command a higher rent as it has a studio bedroom, kitchen, bathroom and a large outside court yard with its own rear entrance.

The communal area has been decorated with new carpets, sensor lights, and main door painted inside and outside.

The current EPC lasts until December 2027. There are only three gas heated radiators in communal areas that now have thermostat controls. The current EPC may not reflect the work that has been undertaken. Note that Flat 3 has its own EPC, which it is valid until 21 July 2035.

This property is for sale by Online Auction which is a flexible and buyer friendly method of purchase. The purchaser will not be exchanging contracts on the fall of the virtual hammer but will be given 56 working days in which to complete the transaction, from the date the Draft Contract is issued by the seller’s solicitor. By giving a buyer time to exchange contracts on the property, means normal residential finance can be arranged.

 

The Buyer’s Premium secures the transaction and takes the property off the market. Fees paid to the Auctioneer reserve the property to the buyer during the Reservation Period and are paid in addition to the purchase price and are considered within calculations for Stamp Duty Land Tax.
