Description

Location
The property is located to the north of George Square and east of Union Street, within the town centre of Greenock. Union Street forms one of the main arterial roads passing through the town centre and via Newark Street connects to Gourock to the north-west, whilst to the south it connects to the A78 and in turn the A8/M8.

Greenock itself comprises a one of the main towns within Inverclyde and has a population of approximately 43,000. The town is located approximately 27 miles west of Glasgow City Centre, with the main road access being via the M8/A8. The town has good public transport connections, with a railway station and bus terminal, both of which are located close to the subject property

The surrounding area is generally characterised by a mix of residential and commercial properties, with occupiers in the locality including St John's Scottish Episcopal Church, a furniture retailer, accountants office, beauty salon and George Square Studios (a mix of leisure uses).

Description
The property comprises a substantial two-storey Category 'B' listed church building, with single storey annex, constructed in 1839/1840 of ashlar sandstone, with both connected buildings having a pitched and slated roof. The building is traditionally designed with ornate features including four pinnacles formed to the George Square elevation. The building has two main access points, one from Union Street and the other from George Square. There are small garden areas formed to both Union Street and George Square with stone walls and wrought iron fencing formed to the boundaries.

Internally, the property is formed over two main levels, with accommodation as outlined below:

Ground floor: Entrance lobby (x2), main worship area, church hall, meeting room, kitchen, toilet with WC and WHB

First floor: Vestry (with toilet off), two offices/storage rooms, storage cupboard, organist area further toilet with WC and WHB. There is a first-floor balcony area formed around three of the walls, with raked pews fitted to these areas.

In addition to the above, there is a basement area which is accessed from the hallway at ground floor level and this houses the boiler equipment.

The finishes internally are mixed throughout, with a combination of suspended and solid floors, with the floors to the main worship area and church hall being of suspended timber. The floor coverings out-with these areas are finished in a mix of vinyl and carpet/carpet tiles. The internal walls are generally finished in paint/wallpapered, with some areas partly timber panelled with ceilings generally of lath and plaster and painted. Lighting is generally via a mix of fixed and pendant fluorescent lights.

There is a central heating system which we understand is gas fired and serves a number of waterfilled radiators, of various designs.

Windows are generally single glazed and timber framed.

We understand that the building is Category 'B' listed.

Alternative uses
The building would represent an excellent opportunity for conversion for alternative use. Alternatively, the existing buildings could be used in their existing form by a church organisation,
youth group, sports club, dance company, charity or similar type operator (subject to planning, where appropriate).

In addition, there is potential to convert for a number of commercial uses e.g. children's nursery, craft centre, art gallery, licensed/leisure us etc. subject to planning.

Accommodation/areas
From sizes taken at the time of our inspection, we calculate the gross internal area to extend to the following areas:

Ground floor: 424.07 sq m (4,565 sq ft)
First floor (excluding balcony): 111.36 sq m (1,199 sq ft)
TOTAL: 535.43 sq ft (5,763 sq ft)
