The home at a glance
This sizable home offers plenty of space for a family to grow. The main lounge, the largest of three reception rooms, is found on the right-hand side of the entrance hall, and there are a couple of particularly lovely focal points - one of which is a carved stone fireplace that houses a wood-burning stove. There is also a bay window plus a particularly lovely ceiling medallion.
Two more reception rooms are found on the opposite side of the entrance hall, one of which is presently used as an office and, like the lounge, this also features a bay window and a ceiling medallion.
Beyond this, there is a dual-aspect snug which includes a set of French doors that lead out to the rear garden. It also carries a kitchenette which includes provision for a washing machine or dishwasher.
A hallway with an open archway leads through to the kitchen, and the cloakroom is just off here. The kitchen is a fantastic, triple-aspect space that gives plenty of room for families and guests to gather while meals are prepared. Timelessly elegant shaker-style units are complemented by wooden countertops, and there are several integrated appliances, such as a Neff dishwasher and a Neff microwave. There is also a Rangemaster cooker, a 1 +1/2 sink with a mixer tap, and a substantial island in the centre of the kitchen offers plenty of food preparation and dining space as well as an additional sink. There is also a lovely built-in dresser which lends an opportunity to display pretty trinkets, and there is a handy utility room tucked away to the left, giving an additional sink, plus space and plumbing for both a washing machine and tumble dryer. The dining area at the far end of the room is streamed with light, and another set of French doors leads out to the rear garden.
The first floor of the property hosts four double bedrooms, one of which is the master, and this boasts a supreme view of the Doward hills and carries two built-in double wardrobes. It also benefits from an en-suite shower room, complete with a double walk-in shower, a basin, WC and chrome heated towel rail.
Meanwhile, the family bathroom, also on this level of the property, includes a bath with a shower attachment, plus a walk-in shower, a WC and a pedestal basin.
The top floor of the property includes rooms with partially vaulted ceilings. There is another double bedroom which also has a built-in wardrobe, and there is another bathroom, which features a sizeable bath with a shower attachment, a WC, a basin and a heated towel rail.

Outside
The property is surrounded by low-maintenance front and rear gardens, both of which include a level lawn. The front garden is enclosed by a picket fence, whereas the rear garden is enveloped by closed-board fencing. There is a patio terrace outside the dining room, and there are raised beds, giving a good opportunity to cultivate fresh produce.
In terms of parking arrangements, there is a detached stone garage, plus an off-road parking area.

Location
The village of Whitchurch is highly sought-after. The idyllic community is found in the heart of the Wye Valley Area of Outstanding Natural Beauty and offers many crown jewels in the form of its local amenities, and arguably its most dazzling is the Church of England Primary School, which secured 'Outstanding' and 'Good' grades during its most recent inspection in 2025.
The village also includes a popular shop, Woods of Whitchurch, which also operates as 'Woodys' - a reputable coffee shop and takeaway. There are several other hospitality venues in the village; The Old Court serves comforting home-cooked meals, The Potting Shed is a highly commended restaurant and a selection of reputable riverside pubs and restaurants are within walking distance in the spectacular setting of Symonds Yat - which is famed for its phenomenal river scenery, woodland expanses and limestone cliffs.
There are many magnificent walking routes and outdoor pursuits close by, and, in terms of amenities, the two popular market towns of Ross-on-Wye and Monmouth are also a short drive away. These both offer highly regarded secondary schools, supermarkets, a variety of restaurants, pubs, leisure facilities and independently owned shops.

Whitchurch is also ideally placed for those requiring good transport links. The A40 is around one-third of a mile away from Yew Tree Close; the east-bound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye around seven miles away, and this gives good access to the M5 motorway - leading to Birmingham to the north and Bristol to the south.
