The letting of Church Farm, Mautby provides an exceptional opportunity to rent a highly productive east Norfolk arable holding approaching 900 acres under a Farm Business Tenancy agreement. The holding is located in and around Mautby, Norfolk, approximately 6 miles north west of Great Yarmouth and 20 miles east of Norwich. Due to a change in farming policy, the holding is being offered to let for an initial term of five years. It is likely that, after the initial term, the Landlord would look to enter a new five year agreement. The holding offers large scale commercial farming over predominantly grade 1 land in large easily worked blocks. Up to 6,200 tonnes of grain storage may also be available as part of the letting.

THE FARM
The net arable acreage taken from the RPA maximum eligible area at Church Farm is approximately 356.84 hectares (881.75 acres). The coarse loam over clay and sandy soil is predominantly classified Grade 1; the block to the south of the holding is classified as Grade 3 and is a clayey and coarse silty soil.

The farm has a rotation of combinable cropping and sugar beet. Up to 30 hectares of potatoes have been grown under licence each year and consent to continue this arrangement will be given under the Farm Business Tenancy agreement.

Average yields are typically:
- Wheat 10.2 tonnes/hectare
- Oil seed 4.7 tonnes/hectare
- Spring Barley 7.5 tonnes/hectare
- Sugar beet 103 tonnes/hectare

The farmyard is located at Church Farm and includes two grain stores that could be available as part of the letting. Store 1 has a capacity of 2,800 tonnes as well as access to a continuous flow drier. Store 2 has a capacity of 3,400 tonnes (1,700 tonnes either side of a dividing wall) and ambient air control fans. The yard also includes a public weighbridge run by the Landlord. In addition to the grain stores, there is a chemical store with water tanks storing 12,000 litres fed from a borehole supply.

METHOD OF LETTING
Church Farm is to be let under a Farm Business Tenancy from 29th September 2025 to 28th September 2030. There will be provision in the agreement for a rent review from 29th September 2028. The rent will be payable quarterly in arrears. The letting is to be by informal tender as a whole. A separate tender pack including the tender forms is available from the agents. Tenders must be received at the Norwich office of
Brown & Co by 12noon on Friday 29th August 2025. As well as taking into account the rent tendered by the prospective tenants; the owners will be keen to understand the applicants proposals in relation to farming approach and proposed cropping

SHOOTING RIGHTS
The shooting rights are reserved to the Landlord. There will be no requirement for cover crops.

ENVIRONMENTAL STEWARDSHIP
The farm is entered into an Environmental Stewardship agreement. The incoming tenant will be obligated to take on the agreement for the remainder of the term. All income will be apportioned as at the commencement of the tenancy.

INGOING VALUATION
At the commencement of the tenancy the tenant will pay an ingoing valuation for the cultivations carried out and inputs applied following the 2025 harvest charged at CAAV rates.

HOLDOVER
The Landlord will require holdover for the following:
- To harvest Potatoes to 30th November 2025
- To harvest Sugar beet to 31st January 2026
- To hold a machinery sale at Clayhole 50 (opposite Church Farmyard) up to the end of November 2025
