Situation

The Boohay Estate is all located within the parish of
Kingswear, just to the north-east of Kingswear and to the
east of the port town of Dartmouth and the stunning River
Dart and its valleys.

of Kingswear village with the port town of Brixham and

Directions

From the Torbay ring road head onto the A3022 and just
past Churston Golf Club and the Gliddon Ford Garage
turn right signposted to Kingswear/Hillhead and after
approximately 1.25 miles at the roundabout at Hillhead
take the second exit and then immediately turn left heading
towards Kingswear and the lower ferry (B3205). Head
down the hill and after approximately a third of a mile turn
left at the Toll House and after approximately a quarter of
a mile Boohay Farm properties and buildings will be found
immediately adjoining the road. For 1 Kingston Cottages
stay on the Coleton/Kingston Road and after approximately
half a mile the turn to Kingston Farm will be on your right
hand side and 1 Kingston Cottages will be immediately on
the junction.

General Description

The sale of The Boohay Estate provides prospective
purchasers with a rare opportunity to acquire an investment
agricultural property with various residential properties,
a range of farm buildings and extensive land which both
adjoins Kingswear itself to the west and the South Devon
coast at Downend to the east.

The estate is comprised of Boohay Farm which includes
three residential properties and range of buildings as well
as land at Downend and a further residential property
being 1 Kingston Cottages.

Boohay Farm

The farm benefits from three farm properties being Boohay
Farmhouse, Boohay Flat and Boohay Farm Cottage, the
buildings and land are all subject to an Agricultural Holdings Act Tenancy in favour of J.C. & J.J. Burnell dated the 24th February 1975.

The farm has been operated as dairy, beef and cereal
enterprises.

The milking herd currently is approaching 100 dairy cows
with the progeny calves reared as beef cattle.

The farmyards and buildings are positioned towards the
south-east of the main block of Boohay farmland and
include main dairy building including milking parlour, bulk
tank and cubicle house, general purpose storage building
and grain shed and range of more traditional stone barns
and buildings, which adjoin the residential properties which

to planning permission), alongside various silage stores/

The Land

The land extends in total to 301.46 acres (122.00 hectares)
comprised in two main blocks, the first at Boohay to
the west of the Coleton Fishacre road and extending to
174.89 acres (70.78 hectares) and the second at Downend
adjoining the eastern side of the Coleton Fishacre road
which extends in total to 124.40 acres (50.36 hectares).
The various properties, buildings, yards and gardens extend
to 2.17 acres (0.88 hectares)

Land at Boohay

The Boohay land is comprised of 115.13 acres (46.59
hectares) of permanent pasture and 56.90 acres (23.03
hectares) of arable land and 2.86 acres (1.15 hectares) of
woodland. The land is generally level to the east and south
but steeper and north and west facing to the remainder
being the permanent pasture sections of land. The main
Boohay land benefits from access via various 15'0 and 12'0 gateways from adjoining roads and there is an internal
concrete track through the southern section of the land.
There is a small area of rough and copse/habitat area and
also the remains of a stone barn to the western section of
the land.

Land at Downend

The Downend block of land is comprised of 44.91 acres
(18.17 hectares) of arable land, 75.23 acres (30.44 hectares)
of permanent pasture, 3.60 acres (1.45 hectares) of
woodland/copse with the remainder being internal tracks
and adjacent areas. The land is gently north facing to
the south through the arable sections of land becoming
steeper north facing through the mid and northern sections
running down the valley to a stream that runs along the
northern boundary.

Access to the Downend land is via a stone track directly off
the top Coleton Fishacre Road to the west which then runs
across sections of the land providing good access.

Water

Both blocks of land also benefit from a natural water supply
which is pumped to various troughs on both blocks of land
and in addition there are streams that also cross and adjoin
sections of the land. The natural water supply is from a
pump house on land adjoining the Downend block of land
but not included in the sale but is the obligation of the
Boohay Estate to maintain which then runs and feeds the
land, buildings and estate properties as well as one other
property at Kingston, not owned or included.

Boohay Farmhouse

Boohay Farmhouse is a Grade II late Georgian farmhouse
linked to rear being of traditional stone construction with
