LOCATION
Buckfastleigh is situated on the edge of Dartmoor National Park and about a mile from the A38, offering easy access to both Plymouth, Exeter and the M5. This pretty little market town is home to a selection of shops, cafés and pubs. There is a medical centre, an outdoor swimming pool, a church and two primary schools. Secondary schools are situated in the nearby towns of Ashburton (about 3 miles) and Totnes (about 6 miles). Both towns offer an extensive range of independent shops and Totnes is home to a mainline railway station, providing access to London in 2 hrs 40 mins. The South Devon coastline and Dartmoor National Park offer miles of rugged beauty and a vast array of outdoor pursuits.

CLEAVEHURST
Cleavehurst is an exceptional example of a late Victorian villa, showcasing classic period features combined with elegant modern living. Dating from 1891, the house has been the subject of an extensive and sympathetic refurbishment, with exquisite attention to detail throughout — preserving ornate architectural elements while introducing high-quality contemporary finishes.

Approached through double wrought iron gates, a sweeping driveway leads to the front of the house, offering ample parking for several vehicles. The entrance hall is spacious and welcoming, with a striking Georgian-style staircase rising to the first floor and a large half-landing window drawing in natural light. The accommodation flows beautifully across the ground floor, with four principal reception rooms. The drawing room and formal dining room both feature wood-burning stoves set in ornate fire surrounds, with French windows opening onto a partially enclosed verandah – perfect for entertaining and enjoying the garden views. In addition is a study and a morning room.

The configuration of the house allows the west wing to be used as guest accommodation or an annexe if required, as it enjoys its own private garden and benefits from parking. The wing offers two of the six first floor bedrooms and a shower room and is complemented by the morning room and a small recording / sound studio on the ground floor. At the heart of the home is the beautifully appointed kitchen/breakfast room, fitted with bespoke cabinetry, a wood burning stove in a fire recess, and a gas range. A utility room, ground floor shower room, and separate cloakroom complete the ground floor.

The first floor comprises a large galleried landing, providing access to four double bedrooms, a shared bathroom which is beautifully appointed with a roll top bath, and a further bathroom and shower room. A door leads to a smaller landing, off which are two double bedrooms and a shower room and access to the back staircase.

OUTSIDE
Outside, there is a full-width terrace situated under a beautiful verandah, and the mature gardens which extend beyond, are mostly lawned and home to a variety of mature trees and shrubs and several fruit trees. The grounds are enclosed with wrought iron fencing, very much in keeping with the Victorian era, and the side walled garden makes a lovely addition, and well situated if to be used as a private garden for the annexe.

DIRECTIONS (TQ11 0NL)
Leave the A38 Devon Expressway at the junction for Lower Dean and Pennywell Farm. At the slipway junction turn right towards Lower Dean and at the next junction turn right towards Buckfastleigh. After a short distance, turn left immediately after the town sign for Buckfastleigh into Timbers Hill, which in turn becomes Fairy Lane. This in turn leads into Duckspond Road and Cleavehurst will be found on the right.
