DESCRIPTION
Little Paddock is a wonderful period house, which occupies a prime location in the centre of Christleton village, widely regarded as one of the most popular residential areas close to Chester. Dating from the 1920’s Little Paddock is constructed of brick with white painted roughcast rendered elevations beneath a tiled roof with high chimney stacks, and has particularly attractive front and rear facades typical of the building period, including twin gables overlooking the south facing gardens. The house has been a superb family home during the present owners’ tenure since 2004, at which time there were numerous improvements and upgrades made, including a bespoke fitted kitchen and some replacement bathrooms, and there has been an ongoing scheme of replacement windows, designed to replicate the originals but double glazed and in hard wood. The interior has retained tremendous character with an arched front door set within a brick recess, period doors, floors and fireplaces, plaster moulded ceilings with intricate architraves, notably to two of the bedrooms, an impressive staircase with decorative balusters, and a wonderful picture window on the half landing overlooking the gardens.
The entrance hall with exposed ceiling timbers and understairs store area, provides access to all three reception rooms which are well proportioned and have lovely aspects over the gardens, the drawing room in particular, with double French doors opening to the loggia. The kitchen was refitted in 2011 and incorporates a range of wall and floor units with cupboards and drawers beneath polished granite worksurfaces. There are integrated appliances to include a 4 oven gas AGA, Meile dishwasher, an electric SMEG double hob, and fridge/freezer. At the dining end of the room is a brick fireplace and Clearview woodburner. Off the kitchen is a pantry and access to the rear hall and beyond to the utility. Attached to the front of the house and near the back door from the kitchen is the boiler room and useful dry log/coal store.
The turned staircase rises from the hall to a half landing with large window and onto the galleried landing which serves four double bedrooms and two bathrooms, one of which is ensuite. The two bedrooms which overlook the rear gardens have interesting plaster mounded painted floral architraves on the ceilings, The rear landing, which is connected to the main part of the house but also as a separate staircase provides two further bedrooms and bathroom, ideal for use as ancillary living space.
Location
Little Paddock is situated in the sought-after village of Christleton to the east of the city of Chester. It is located within the village’s Conservation Area occupying a central yet private position set well back from the lane surrounded by mature gardens and grounds. The village green and duck pond are both within short walking distances as are local amenities including schools, churches, pubs and general store. Little Paddock is also extremely convenient for the historic city of Chester which is 3 miles distant offering a comprehensive range of services and out-of-town retail parks. In addition to the highly-rated state primary and secondary schools in the village, there is a good selection of independent schools nearby including Abbey Gate College at Saighton and The King’s and Queen’s Schools in Chester. COMMUNICATIONS
The area enjoys excellent road links being convenient for the Chester Business Park, Deeside Industrial Park, Wrexham Industrial Estate and all areas of commerce throughout the North West. Beyond Chester access is gained to the M53 and M56 motorways permitting daily travel to Liverpool and Manchester served by International Airports which are 25 and 34 miles respectively. GARDENS & GROUNDS
Little Paddock is set back from the land behind dense borders with mature bushes and trees and approached via a long gravel drive to a wide parking area with turning circle in front of the house. The drive continues through a gated entrance to a further parking area and double garage. Constructed of brick beneath a tiled roof, the building is served with light and power, and has an inspection pit and ladder to a first floor room which provides excellent storage, but also offers scope for use as a hobby room subject to any necessary consents. The main gardens are to the rear and south of the house and have been beautifully maintained over the years. Across the rear of the house is a wide stone flagged terrace which can be accessed directly from the kitchen and hall facing due south. To the east is a path and former vegetable garden which leads towards the south of the plot where there are several mature trees including horse chestnut, beech and sycamore, against the perimeter fence. The lawn extends all the way back towards the terrace, and from this far end of the garden there is a lovely aspect towards the house with its distinctive rare façade.
The garden continues around to the west where there is another wide lane and dense floral and herbaceous borders supporting a variety of flowering trees and shrubs including acers, bamboo, silver birch, rhododendron and a Canadian maple. Against the west elevation of the house, and, as such, enjoying an abundance of natural light is as further stone flagged patio and attractive loggia with double doors opening into the drawing room.
DIRECTIONS
From Chester travel south on the A41 passing the Mercure Hotel and after a short distance turn left crossing the canal into Christleton. At the village green next to the church turn right and proceed through the middle of the village turning left into Plough Lane. Little Paddock will be seen after a short distance being the second property on the right hand side.
