WHAT THE OWNER SAYS
"We’ve loved living here, the location is perfect, with easy access to both Crookes and Crosspool. You’ve got everything you need just a short walk away, from great cafes and pubs to local shops and parks. One of the things that really sold the house to us was the garden, it’s private and gets the sun, which is rare for a terraced home and has been such a bonus in the warmer months.

The large kitchen/diner has been a brilliant social space, whether it’s having friends over or just enjoying a relaxed family meal. In the winter, the log burner in the living room makes everything feel cosy, it’s one of our favourite features.

There’s also a real sense of community on the street, and the church at the top of the road hosts regular events that bring people together. It’s a lovely place to call home."

You enter the property at the rear, straight into a stunning open-plan kitchen/dining room—extended and reconfigured by a previous owner to create a bright, social space that’s perfect for modern life. Velux windows and sliding doors fill the room with natural light and open directly onto the garden, making it ideal for entertaining or family time. The kitchen features timeless two-tone shaker units, warm oak worktops, and integrated appliances, including a dishwasher. There’s space for a range cooker, tall fridge/freezer and washing machine, while the dining area offers plenty of room for a table and a sofa, plus access to the cellar for additional storage.

At the front of the property is a cosy living room with its own entrance and a feature chimneybreast with timber lintel, woodburner and bespoke built-in storage—an inviting space to unwind.

Upstairs on the first floor, the main double bedroom is at the front of the property and includes handy storage under the stairs. There’s also a single bedroom, currently used as a nursery, and a stylish bathroom remodelled by the current owners with a bath and shower above, WC and towel radiator.

On the second floor, a generous loft conversion provides a third double bedroom with Velux windows at both the front and rear, creating a bright and airy retreat.

Outside, the property has a small forecourt at the front and a private rear garden with a patio area directly off the kitchen, a small lawn, and a path running alongside the extension.

Crookes is one of the most sought-after suburbs with young professionals and families as it has a fantastic, vibrant high street. There is a brilliant choice of coffee shops and cafes including Cloud Coffee Co. Lisboa Cafe & Patisserie, Dana Cafe, Pom Kitchen and Crumb to name a few. For more treats, Sorrel’s Cocoa Bakery is a must and Tenaya Wine has brilliant stock for the vino lovers. For that after-work pint, again there is a great choice with The Milestone, The Punch Bowl, The Ball, Early Bar and Two Sheds.

Crookes also has brilliant greenspaces, Bole Hills stands out, there is a playground, BMX track and you can enjoy incredible views down Rivelin Valley, especially at sunset. It’s an incredibly popular spot for dog owners too.
