Description
Originally built in 1932 and beautifully decorated by the current owners, Mulberry is a fantastic family home, ready to move straight into.
Beyond the oak arbored porch with storage bench, and modern front door is a bright hallway with wooden floors and a large understairs cupboard.
Through a room that could be used as a study, snug or creative area, is the impressive kitchen with patio doors opening onto the garden patio. This extension benefits from underfloor heating and a skylight window that creates a bright and spacious area for socialising and catering. A large range of shaker style low- and high-level units provide ample storage for a well-stocked kitchen covered with a wood effect laminate worktop. High quality appliances include an integrated fridge freezer, dishwasher, AEG double oven, Bosch induction hob and extractor fan.
The utility room has even more storage units, a sink, an integrated fridge and spaces for washing and drying machines.
An internal door provides access to the garage with electrics and up and over door. At the end of the utility is a modern WC and shower room, accessed via sliding door.
The warm cosy living room is the perfect place to relax with a feature log burner fireplace and storage cupboard to the right with shelves above.
A separate dining room with wooden floor and an original 1930s log burner fireplace completes the ground floor. This room is ideal for family meals or hosting dinner parties alike.
Up to the first floor via the carpeted stairs are three excellent sized double bedrooms; all with fitted wardrobes. The master bedroom benefits from a modern ensuite bathroom with shower cubicle and towel rail. A fourth bedroom, currently being used as a study, can be used as a generous single.
The main bathroom is in immaculate condition and has a bath, separate shower cubicle and an airing cupboard housing the hot water tank.
The large, gated tarmac driveway can easily accommodate parking for 4 cars with well-maintained hedges for privacy and a glorious hydrangea under the front window.
The side gate allows access to the exquisite garden to the rear. Beautifully landscaped, a raised patio area is the perfect place for dining with an arbour cladded with wisteria.
To the rear of the private garden is a fantastic outbuilding with storage behind and another patio area just outside, again with a pretty arbour over a brick pathway.

Location
Liphook Road is a popular residential area with a mixture of character and modern properties situated in the heart of Lindford, walking distance of local shop with post office and the rather lovely Royal Exchange pub!
Lindford is a popular small semi-rural village just into Hampshire famed for the River Wey running through it.
The area has extensive surrounding countryside, of particular note is Broxhead Common nature reserve which is famous for its heather and wildlife (especially the nightjar).
This area forms part of the Shipwrights Way where you can walk, cycle or ride to Bentley in the north or Portsmouth Dockyard in the south. The Shipwrights Ways also runs through Bordon Woods and borders the River Wey.
Local shops and services are available nearby with the larger towns of Farnham, Alton and Petersfield offering high street shopping and main line rail connections and are within a ten mile or so radius. The smaller town of Liphook, with a slower train service into London is less than 5 miles away.
