Extending to approximately 0.28 acres / 0.11 hectares the corner site was previously granted planning permission (refs. 03/01000/R3D (outline) and 06/00226/REM (reserved matters)) for 32 apartments (11 one bedroom and 21 two bedroom) within a seven storey building. Previous permission benefits from no affordable housing requirements and no section 106 agreement.
Development granted by these permissions has been partly delivered. A planning case officer's report for a later permission (ref. 11/00583/FUL) states "the site benefits from a partly implemented mixed use consent system (06/00226/REM) which included 383 dwellings" and "Site 4, at the junction of the Canal and Marina basin has been excluded from this current proposal due to uncertainties regarding the preferred design of that part of the site". The later permission (ref. 5408-SK10H) shows vehicle access to the rugby ball site being maintained by that permission.
The site is allocated within the Tameside Unitary Development Plan (2004) under Policy E2(4) for a mix of uses, including residential.
The site forms part of the wider redevelopment of Droylsden’s canal quarter, south of Manchester Road, including the creation of a marina on the Ashton Canal.
Several phases of residential development have been carried out by Watkin Jones to date nearby to the site and this quadrant section remains undeveloped.
