Description

REF MG1259

Location, location, location is near the top of most buyers’ wish lists and here, it’s hard to beat. Look out from your dining room or bedroom window and the Lindfield Common is right there, greeting you with open views. West View sits at the south east end of Lindfield Common on a peaceful no-through road. Inside, the layout is traditional, with a double-aspect sitting/dining room leading through to the kitchen. The sitting area features a cosy wood burner,  perfect for winter evenings and French doors opening to a small courtyard. The kitchen offers ample storage, built-in appliances, and direct access to the courtyard. A useful cloakroom and an understairs storage cupboard complete the ground floor.

Upstairs, the main bedroom enjoys views over the Common and benefits from built-in storage. The second bedroom overlooks the rear garden, with the family bathroom also positioned at the back. From the courtyard, a gate leads you along a pathway past neighbouring gardens to the cottage’s own private garden, which backs onto Meadow Drive and Lewes Road. This outdoor space is a real gem; mature planting, space for a vegetable patch, and a timber shed for storage.

The local area.

Where do you start? Quite possibly one of the best spots in the village, in our opinion. With unrestricted parking right outside, you can stroll across the Common and into the High Street in minutes. The Common itself is a local treasure and is the perfect place to watch the world go by. In summer, it’s alive with cricket; in winter, football takes centre stage. The tennis courts offer year-round play, and the open green space is a joy in every season. Lindfield is a thriving village with real character. The High Street is lined with independent shops, local services, and a tempting selection of places to eat and drink. For a cosy pub lunch, The Bent Arms is a favourite, while Le Flamant is ideal for something special. Tamasha, opposite the village pond, offers excellent Indian cuisine, and coffee lovers will feel right at home at Lindfield Coffee Works or The Black Duck.

For families, both Blackthorns Primary and Lindfield Primary sit just across the Common, as does Oathall Community College. Commuters enjoy the best of both worlds here , a peaceful village setting with excellent access to Haywards Heath station. From there, London Bridge and Victoria are around 44 minutes, and Brighton just 20 minutes. There’s plenty to explore nearby too. National Trust gems such as Wakehurst Place, Nymans Gardens, and Sheffield Park are all within easy reach. Brighton lies 15 miles to the south, while a short drive north takes you to Crawley, London Gatwick, and the A/M23.

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
