Description

A38862LHS11 - There is plenty of parking close by, and the house is on a corner plot on the edge of the village. The double-glazed timber double doors lead into a spacious entrance hall. To one side is a charming traditional glazed door, leading to the ground floor storage areas, the shower room with basin, which at present serves as a utility room, and the separate modern WC. A large window, and two smaller windows give onto the street.

Creamy terrazzo stairs, with an exposed stone wall, lead up to the first floor, which is an open area containing living, dining and kitchen spaces. There are two large windows to the front of the house (facing west) and large three-door glazed French windows giving onto the terrace, to the east. The living area is 31.2m² and the terrace 16.4m². Privacy to the terrace is ensured in summer by two lime trees.

On the top floor, again light and bright, with windows to the east and west, is at present one large bedroom and a smart new shower room. The east window gives a view of the church tower, and the west view is of an attractive newly renovated natural stone house across the street. It would be a simple job to create two bedrooms here if this were required, with the addition of two partitions and a door.

Character is added by three lovely exposed timber roof beams. The heating is all electric, but there is provision for a woodburning stove if required. There are new timber double-glazed windows. Each floor is of about 32m².

The garden is approximately 300m from the house, and has a fig tree, kiwi trees, an olive tree, a kaki, lemon verbena, two Althea bushes, Agapanthus, a bay tree, plum trees and a hazelnut tree. Water flows down tiny streams on three days a week, and can be diverted to water each garden. The soil is very good, and the garden is walled and fenced.

Peyriac Minervois is 15 km from the market town of Olonzac, 24 km from Carcassonne, 41 km from Narbonne, 59 km from the sea at Narbonne Plage, 59 km from Béziers, and 130 km from Spain, (an hour and a half). It has a supermarket, 2 groceries, 2 restaurants, a bank, a butcher's, a bakery, a florist, a hairdresser, a bookshop and a DIY shop. There is a complex of 3 swimming pools with sauna and hammam, a primary and nursery schools (the senior school is 2 km away in Pépieux).

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
