The main living room, bathed in natural light, offers a serene yet dignified venue for gathering, while the formal dining room, with its subtle period detailing, provides the perfect backdrop for intimate dinners or grand celebrations. At the rear, a luminous sun lounge looks out onto the garden, establishing a seamless indoor outdoor connection and capturing the essence of leisure and repose.
The functional elegance of the floorplan continues into the utility room, which offers direct access to the garage and discreet support for household management. This practical space underlines the property’s thoughtful layout, designed to accommodate both lifestyle and efficiency.
On the upper level, four generously proportioned bedrooms await. Two enjoy direct access to a private balcony that commands views across Westbere Lakes and offers distant glimpses of Canterbury Cathedral an extraordinary vantage. The main bedroom is complete with its own ensuite bathroom, providing a discreet retreat for repose, while the family bathroom and a convenient ground floor WC thoughtfully serve the household.
Recent upgrades, including modern double glazing and a complete rewiring, honour the home’s legacy while ensuring its systems meet contemporary expectations. Yet, with its timeless bones and flexible interiors, the home offers considerable potential for further enhancement for those who wish to bring their own vision to this architectural gem.
In its entirety, this is not merely a house but a trophy property with a rare pedigree. It blends historical authenticity with practical modernity, offering unrivalled privacy, prestige, space, and a lifestyle defined by elegance, heritage, and possibility. A truly exceptional proposition for a family seeking a unique legacy home.

Identification checks
Should a purchaser(s) have an offer accepted on a property marketed by Miles & Barr, they will need to undertake an identification check. This is done to meet our obligation under Anti Money Laundering Regulations (AML) and is a legal requirement. We use a specialist third party service to verify your identity. The cost of these checks is £60 inc. VAT per purchase, which is paid in advance, when an offer is agreed and prior to a sales memorandum being issued. This charge is non-refundable under any circumstances.
Location Summary
Westbere is a small village and civil parish in Kent, England, centred 4 miles (6.4 km) north-east of Canterbury city centre along the A28 road to the Isle of Thanet.
The village has no formal centre with shops and other services; All Saints Church presides from the hill slope in Church Lane; there is a much used village hall and the local inn, Ye Olde Yew Tree dating from the 15th century, is popular with locals and visitors.
The Inn was built in 1348 and it is one of the oldest pubs in Kent. Queen Anne and the Archbishop of Canterbury are reputed to have stayed here, and Dick Turpin evaded capture from the law hiding out here.
The building was used as a hospital to treat wounded soldiers during the civil war and supposedly it has two ghosts. The interior is heavily beamed and features a large inglenook fireplace.
