Description
Situation
The village of Ash is situated in a beautiful part of rural Kent and is located approximately 9 miles from the Cathedral City of Canterbury and approximately 4 miles from the historic Cinque port of Sandwich.
Ash is a prosperous village with a range of local shops, including a Coop, pharmacist, a library, village pubs, a doctor's surgery and two well-regarded primary schools. A bus service links Ash to both Canterbury and Sandwich. Sandwich and Thanet Parkway Railway Stations also provide high speed train services to London and therefore puts Ash within commuter distance of the Capital.
The Property
Very spacious attached double-fronted period cottage which purports to date from 1896 offering two double bedrooms and three reception rooms all in need of some repairs and a full program of refurbishment with a 160ft south-facing garden. The first-floor has a jettied front elevation and we think it would be possible to convert this from a two- bedroom, into a three-bedroom layout if required.
A very large extension added many years ago to the garden side of the house provides a large kitchen and a hobbies room as well as utility and storage space. The asking price has been set to reflect the present condition of the property, which is not for the feint-hearted.

Outside
The property stands sideways-on to the road and abuts the cottage behind it. Along the front of the cottage is a driveway (presently grassed over with lack of recent use) whereon can be parked several cars end-to-end and this continues around the rear of the cottage opening up into a large hard-standing - or patio if not used for parking, with a back door into the hobbies room from there. Leading backwards away from the road, behind the cottage is a very long and (now) completely overgrown south-facing garden approx. 160ft long from the back of the cottage.
