Extending to about 154 acres in total, the land at Wester Lennieston Farm lies between 70m and 150m above sea level and it is classified by the James Hutton Institute for soil research as classes 4.1 and 4.2. The soil is mainly derived from the Gourdie series comprising non calcareous gleys with peaty gleys.


The land is south facing and it sits in a contiguous, ring fenced block. The land is gently rolling and it is made up of both arable and permanent pastures. All of the fields are well fenced and have water troughs which are fed from a mains supply.

The land is accessed off the A873 via a farm track (along the route marked A - B on the sale plan).

The pasture typically runs a flock of 120 breeding ewes and a neighbouring farmer purchases the standing arable crop from the seller once it has been established. Typically spring barley or spring oats have been grown.

Vacant possession of the land will be granted post harvest 2025.

Directions: From Thornhill follow the A873 towards Aberfoyle, for about 3 miles to the village of Ruskie. Shortly after entering Ruskie take the first right onto the farm track. Follow the farm track for about 1 mile to the farm yard.

Sporting, Mineral and Timber Rights: The sporting rights are let on an annual basis from April 2025 - April 2026. Insofar as they are owned the mineral rights are included. All standing and fallen timber is included in the sale.

Servitude Rights, Burdens, Wayleaves & Statutory Public & Other Access Rights: The property is sold subject to and with the benefit of all servitude and wayleave rights, including rights of access and rights of way, whether public or private. The property is also sold subject to the rights of public access under the Land Reform (Scotland) Act 2003.
