Method of Letting
The land will be let on a three year Farm Business Tenancy, beginning on the 11th October 2025 and terminate on the 10th October 2028.
The rent is to be paid half yearly in advance in October and April of each year if the tenancy. A copy of the Farm Business Tenancy is available for viewing at the Hillington Office of teh Lanlord's Agents during normal office hours.
The property is offered by Informal Tender as one lot, with tenders being submitted by 12 noon on Friday 12th September 2025 to Cruso & Wilkin at The Estate Office, Church Farm, Station Road, Hillington, King's Lynn, Norfolk, PE31 6DH. Tenders must be submitted using the specified tender form, available from the Letting Agents and as an attachment on the property advertisement. The successful Tenant(s) will be expected to sign the Farm Business Tenancy agreement within 14 days of their offer being accepted.

Holdover

Environmental Schemes
None of the land included within the Tender has been entered into an Agri-Environment Scheme. The benefit of any residual Basic Payment Scheme is reserved for the outgoing tenant.
Wayleaves, Easements & Rights of Way
The letting is subject to all rights of support, public and private rights of way, water, light, drainage and other easements, quasi-easements and wayleaves, all or any other rights whether referred to herein or not.
Sporting, Timber & Mineral Rights
These rights insofar as they are relevant and are owned are included subject to statutory exclusion.
Outgoings
The Tenant will be responsible for all outgoings relating to the land including all annual outgoings relating to the land and drainage rates payable to the Internal Drainage Board and Environment Agency.
Boundaries
The Landlord’s Agents will do their best to satisfy the ownership of boundary hedges fences and ditches but will not be bound to determine these. The Tenant will have satisfied themselves as to the ownership of all boundaries.
Tenant Right Valuation
At the commencement of the tenancy there will be no claim in respect of any unexhausted or residual manurial values, neither shall there be any set off or allowance in respect of dilapidations.
