Description

Waterfront | Freehold | Private Garden | Moments from the High Street  – Please Quote Ref: ES0957 when booking

This beautifully refurbished one-bedroom garden flat enjoys a truly rare combination of benefits: a private waterside garden backing directly onto the tranquil Pipp Brook, freehold ownership of the entire building, and a fantastic location just moments from Dorking High Street.

Tucked away in a handsome period townhouse, the property occupies the semi-lower ground floor and has been thoughtfully renovated throughout. Accessed via its own private entrance behind wrought iron railings, the flat opens into a welcoming hallway with wood-effect flooring and overhead storage. Inside, the interiors have been fully redecorated in a fresh, modern palette with quality finishes, creating a calm and inviting atmosphere.

The open-plan kitchen, dining and living space is flooded with natural light and features a brand-new shaker-style kitchen in soft sage green, with marble-effect worktops, integrated appliances (including dishwasher, washer-dryer, and fridge freezer), and stylish brass fittings. A door leads directly from this room into the garden — a rare and magical outdoor space that feels like a little slice of countryside in the heart of town.

The private rear garden is a key highlight, offering a raised patio, mature planting, and a gravelled pathway that leads to a timber gate with direct views across the water. Pipp Brook provides a peaceful, ever-changing backdrop of wildlife and greenery — perfect for morning coffee or evening wine with ducks drifting by.

The generous double bedroom is decorated in soft tones with a green feature wall, double-glazed window, built-in storage, and plenty of room for freestanding furniture. The bathroom has also been stylishly updated, with brand-new vanity unit, WC, and fittings, while retaining a well-maintained shower enclosure and heated towel rail.

To the front, a large, secure storage area beneath the steps is ideal for bikes or bins, and on-street parking is available with resident and visitor permits via Mole Valley District Council.

The property also comes with the freehold of the entire building, offering exceptional control, security, and long-term flexibility — a rare benefit in this market.

This is a unique opportunity to own a turnkey, waterfront home with private outside space in one of Surrey’s most sought-after market towns.

In the Owner’s Words

Nestled at the foot of the Surrey Hills, Dorking is a charming market town that offers the best of both worlds — peaceful countryside living with the convenience of being well connected to London and beyond. It’s where I grew up, and where I always dreamed of one day owning my own home.

I bought this flat 25 years ago. I still remember the first time I walked in and saw the view across the pond towards Meadowbank Park — it quite took my breath away.

Over the years, this flat has been many things to me: my first home, a cosy English base while I worked abroad, and more recently, an investment property after I moved to Africa to raise a family and run our safari business.

What I’ve always loved most is the location — it’s ideal. Within a gentle 5 to 20-minute walk, you can be on Dorking High Street, catching a train to London, or strolling along the trails of Ranmore. The town is full of character, with a lovely mix of independent shops and excellent restaurants. On Fridays, there's a traditional market with fresh fruit, veg, and plants — something I always enjoyed.

There are two nearby stations offering direct trains to London Waterloo, Victoria, Gatwick, and Reading. And for families, there are great local schools including The Ashcombe and The Priory.

If I’m honest, this is a rather reluctant sale. It hasn’t been easy to part with a home I hold so close to my heart. But I take comfort in knowing the new owners will love the flat and the community just as much as I have — and that thought makes me very happy indeed.

For commuters and city-goers, Dorking offers excellent transport links. Dorking Main, Dorking Deepdene and Dorking West stations are all within walking distance and provide regular services to London Waterloo, London Victoria, Gatwick Airport and Reading. Road links are equally convenient, with the A24, A25 and M25 all close by, making journeys across Surrey and into London a breeze.

Dorking is also home to a number of highly regarded schools, both state and private, as well as Dorking Halls, a popular venue for cinema, theatre, comedy and live performances.
