This is a very handy space, kept nice and bright thanks to the glass panels, and provides a great place for shoes and coats. A quality wood effect floor welcomes you in and continues on, through the next door and into the lounge.
Considering this is a two up and two down home, it's proportions are well planned and offers space and comfort. A large window allows ample light to flow in and provides views over the front. The way the room has been laid out maximises the space and allows you to be able to have a massive fashionable TV to hang on a bracket on the wall. An electric real flame effect fire sits on the main wall and offers warmth and atmosphere on a winters night....although the gas central heating will always be enough, so don't panic. A staircase rises to the first floor, but before we go there, let's check the kitchen / breakfast room out.
** Just an idea - you could take the inner porch out and make the lounge more spacious and just add a porch on the outside of the home - it wouldn't cost the earth - but check with a reputable builder first before you do **
Before stepping into the kitchen, there's a handy understairs storage space, kept well hidden by a door. This will hide everything that we use each week, but don't want on show....no that does not describe the in-laws!!
From here we walk into the kitchen / breakfast room. This does exactly what it says on the tin, you can easily eat in here with the right choice of compact furniture, as displayed in the photos which clearly show a fold away four seat table and chairs.
A vinyl, real tile effect floor makes for easy cleaning and also helps to keep your feet warm, unlike the conventional ceramic tiles. Work surfaces cover two walls allowing ample space for food preparation and also space for the many 21st century gadgets that we've become so reliant on. Contemporary floor and wall mounted storage units provide a place for all your culinary needs with a void for your cooker and hob with a built in stainless steel extractor over, and space for the washing machine too. A set of patio doors open to reveal the private enclosed rear garden.
A large patio runs the width of the home offering a place for sunbathing and BBQ's, with a larger and very useful area that runs down the side of the home to the side gate. The rear garden is made up from panelled fencing with large bushes dotted amongst them for extra privacy and colour. A large area of lawn offers a space for the Hot-Tub or children's play things....or adults! This is a great place for relaxing or hosting BBQ parties or just family gatherings.
Back inside and up the turned staircase, we come to the landing.....not meaning to point the obvious things out! It's not a bad size landing and does all it's supposed to do, lead you to the bedrooms and bathroom.
The main bedroom, which looks out over the rear garden, is larger than the second bedroom, as it should be and can take a king-size bed quite comfortably, as well as other free standing furniture.
The second bedroom, while still a double, offers less choice for the accompanying furniture and size of double, or if you don't need a full time bedroom, doubles up as a great office or games room and can comfortably take a decent sized sofa bed in here for when guests come to stay.
The family bathroom is larger than a lot of three bed semi homes that I go to. In here you'll find a panelled bath with electric shower above, a vanity sink unit with of course the handy storage beneath and then finally, the all important WC. Fully tiled walls and floor make for easy cleaning and low maintenance, something we all strive for in life. A frosted window keeps the natural light levels high, while restricting the prying eyes from peeking in.....not that it's that kind of area!
