Ashington is one of the largest towns in Northumberland and is located in the Woodhorn and coastal region of the county. The town offers a good range of independent and national retailers with a market day being held every Tuesday. Ashington is also well served by pubs and cafes and boasts a spectacular new sport and leisure centre. At one time Ashington was known as the largest mining village in the world and, although the mines closed in 1988, Ashington is justifiably proud of its history which is remembered at the nearby Woodhorn Museum. Ashington has two country parks, Wansbeck Riverside Country Park and the Queen Elizabeth II Country Park at Woodhorn.
Ashington also offers a pleasant drive to some of Northumberland’s most spectacular coastal towns and villages including Amble, Craster, Seahouses and Bamburgh. The market town of Morpeth with access to the East Coast railway line is just 6 miles away and Newcastle City Centre with its vibrant Quayside, nightlife, theatre and fabulous shopping just 18 miles away. Ashington is also well served by bus routes to and from Northumberland and North Tyneside. The Northumberland rail line is now also open and provides fabulous transport links in to the City with the station being only a short walk away.
Looking at the property from the front we have a brick contained town garden, with new modesty fencing, which is laid for low maintenance and has a concrete pathway up to the front door. The property is a handsome brick built Victorian house with box bay windowed frontage. Entrance is gained through a UPVC double door, leading in to a lobby area with period tiling to the floor.
The hallway has Aqua lock style flooring in a light oak finish, striking half height panelling which extends up the stairway, and we have stairs straight ahead up to the bedrooms and a door to the right through to the dining room.
The dining room is a fabulous size and has a squared opening through to the lounge to the right. There is plenty of space for a large family sized table and chairs and we have a window out over the rear yard. With the arch through to the lounge we have light from both sides providing a sunny dual aspect.
The lounge again is a super-size and boasts a fabulous large box bay window out over the frontage. There is a feature fire with a painted surround and a Victorian cast iron arched fire insert. The high ceilings are enhanced with deep cornicing and a decorative dado rail, sympathetic to the period. The lounge and dining room have recently laid herring bone flooring which provides a unity of space.
Back through to the dining room where we have a door off through to the kitchen.
The kitchen is in a galley style but is also spacious, being much wider than the usual galley, and has a large cupboard under the stairs providing additional storage. There are plenty of wall and base units which are in a cream shaker style with chrome handles and we have a complimentary wood block effect worktop. There is an integrated dishwasher, under counter electric oven, four burner gas hob with a chrome and glass extraction unit over and a stainless-steel sink with a mixer tap over. There is a large window out over the rear yard allowing in plenty of natural lighting. There is the same flooring as we saw in the hallway.
From here we have a step up and a door through to a generous utility room. There is plumbing for a washing machine, space for a tumble drier and space for an American style fridge freezer. We have cushion flooring and more of the units we saw in the kitchen. There is a window out over the rear yard and a door through to the family bathroom.
The family bathroom, which is typically on the ground floor in these properties, is beautifully presented. There is a Victorian style suite comprising of: a claw foot free standing bath with mixer shower tap, pedestal washbasin, a low-level WC and a discrete shower cubicle with large chrome shower rose sympathetic to the suite. We have tiling to half height and to full height behind the shower in a white cosmopolitan tiling which is laid in a brick pattern with grey grout. There is a chrome ladder effect radiator, modesty window over the side elevation and contemporary style ceramic tiling to the floors is a striking pattern.
Out to the back yard we have a fully enclosed yard with a large external storage shed and gated access out to the back land. There is plenty of unrestricted parking to the back lane, across from which the vendors have demolished the former timber garage and are in the process of building a new super-sized garage which will be completed before the sale and an enclosed garden which has just been landscaped and is laid to lawn. This is a low maintenance area which has lots of potential to be developed further to create a lovely garden or allotment with options to create seating and/or dining areas from which to enjoy the outdoors.
Heading back to the main hallway and up to the first floor.
The landing is a generous space, with the option of creating a study/office, from which we have doors off to the 3 bedrooms and the cloakroom. There is also a large storage cupboard.
The landing is split and at the top of the stairs we have two steps up to bedroom 3.
This is the smallest of the bedrooms but still has space to house a double bed and has a window out over the rear with a view over the gardens.
Next to this we have a super useful first floor cloakroom which has a white suite comprising of a low level close coupled WC and a washbasin which is mounted on a unit. We have Aqua lock style flooring in an oak finish and a modesty window out over the side elevation.
From here we have three steps up to the next of the rooms which, bedroom 2, is a generous double room with a window out over the rear elevation and plenty of space for a full suite of furniture.
The last room on this floor is the fabulous master bedroom which is a super-size as it extends the full width of the property and boasts another fabulous box bay window which floods the room with natural lighting and a range of fitted wardrobes in a contemporary style.
All in all we have a fabulous period property which has been updated and upgraded to meet the requirements of modern-day living. With the additional benefit of; that detached garage and landscaped garden over the rear lane. Positioned in the heart of Ashington close to all amenities and excellent transport links this really is a must view property. A high level of interest is anticipated and an early viewing is advised to avoid disappointment.
