Description

Set on the top two floors of Agate House, Hackney Wick, this three-bedroom apartment's elevated position makes it especially peaceful. It encompasses bright, cohesive living spaces, with clean architectural lines and plenty of glazing. It also has a balcony, where views stretch across rooftops towards Queen Elizabeth Park.

The Tour

Agate House is entered via a series of immaculate communal spaces. It shares a concierge with the adjacent building, part of the same development. This apartment lies on the 4th floor, accessed by either lift or stairs.

Its front door opens onto a generous corridor with several large cupboards for coats and shoes. The living spaces extend from here, subtly zoned with the kitchen at the rear, dining area in the centre, and sitting space next to the balcony. Natural light draws from two aspects, ensuring this room remains bright throughout the day. Built with energy efficiency in mind, all windows are double-glazed, and there is underfloor heating on both levels.

The kitchen has neat, muted grey cabinets topped with cool quartz counters. Appliances are by Bosch and include an oven, microwave and induction hob.

Currently used as a study, a generous bedroom lies just off the living spaces, with large windows that look over the balcony opposite. Soft pink-painted walls add tonal warmth to the neutral palette used elsewhere.

There are two additional bedrooms upstairs with plenty of built-in storage. Both rooms here have en suites with subway tiles and chrome fixtures. The main bedroom has a large picture window, which looks across the roof tops beyond with the second bedroom lies within the pitch of the roof with generous skylights.

Outdoor Space

A generous, neatly decked balcony stretches the breadth of the front of the plan, accessed through glazed doors in the living space. Its commanding top floor position allow for striking views across the neighbourhood and London’s dramatic skyline beyond. There is space to keep a balcony garden as well as a small table and chairs.

The development has a landscaped communal garden accessed via the neighbouring building, Curry House. It sits on the 1st floor, with neat planters and plenty of spaces to sit.

The Area

Agate House is a new architectural development in Hackney Wick, a short walk from the surrounding parks, canals and rivers. On the eastern side lies the Queen Elizabeth Olympic Park; on the other is the beautiful expanse of greenery that is Victoria Park, home to a popular farmers' market and street food stalls on Sundays. To the north are the inimitable and restorative Hackney Marshes.

Victoria Park is minutes away on foot and is home to two brilliant coffee shops: Pavilion, known for its baked goods, and the newer Blas.

Local stalwart Crate is a great canalside spot to meet friends. A brilliant initiative, The Library of Things facilitates borrowing tools and other household equipment.

Chisenhale Gallery is nearby. There are several galleries in Bethnal Green too, including Maureen Paley, as well as Claire du Rouen books. The latter is also home to the Young V&A.

Victoria Park Village, with its excellent food and drink scene, is just across the park. Neighbourhood favourites include The Ginger Pig butchers, Gail’s and Pophams bakery, Bad Coffee, Bottle Apostle and Jonathan Norris Fishmongers.

The Olympic Park and the Hackney Marshes provide wonderful facilities for running, cycling, swimming or strolling.

Hackney Wick Overground lies only moments away and runs Mildmay line services. Stratford is one stop away on the Overground, providing links to Jubilee, Central and Elizabeth lines and DLR services. There are excellent bus links into central and east London; a direct bus from Victoria Park to Canary Wharf takes around 20 minutes.

About The Modern House, London

St Alphege Hall Kings Bench Street London SE1 0QX
Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
