Description

This lovely home, nestled in the historic centre of Campoli Appennino, between the main piazza and the medieval tower, is a hidden gem: a door in the wall of one of the traditional 'vicoli' opens onto a private courtyard, complete with a well, with the spacious house curving upwards around the courtyard to arrive at a roof terrace. From the street, no one would know what a light and spacious house is hidden within.

The list price for the house includes the completion of a restoration project by a leading local architect, offered on a turnkey basis. (He is happy to consult with the new owners to amend the plans to suite their specific needs, thereafter the project will be carried out in a timely manner with a suitable completion date for you to move into you newly restored home.)

The courtyard has a storeroom for wood (also useable as a garage for bikes or a vespa, or to store hiking equipment). Currently whitewashed, the walls can if you prefer be stripped back to the original stone.

At the back of the courtyard is a large 'taverna' - once stables, it now serves as an entertainment or hobby room. To the side are two large 'cantinas' or above ground cellars - there is plumbing here for a bathroom and laundry, as well as ample storage at a consistent cool temperature.

On the upper level, there is terrace, with several doors opening into the main living space. An entrance hall opens on one side to a dining room with fireplace and a kitchen, on the other to a very large sitting area. At the far end of the entrance hall a door leads to a further small terrace.

On this level there is a large bedroom with a private balcony looking towards the medieval tower, a second smaller bedroom with a vaulted ceiling and dressing room, and third bedroom or study, also with a vaulted ceiling, and its own door onto the terrace.

Sweeping stairs will lead to the top floor, where there will be two further large rooms and potentially a bathroom, to create either two further bedrooms or or a really grand master suite.

CAMPOLI APPENNINO AND THE CIOCIARIA

Campoli Appennino is a charming medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The town is a few minutes from the major regional centre of Sora, and also near the start of the huge Abruzzo National Park, with its summer hiking, riding, lakes, nature watching and winter skiing opportunities.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
