The approach
The Hoo is situated in a peaceful rural position, approached by a driveway leading to a large turning circle between the house and outbuildings. A second gated access point allows for ease of movement and additional parking. The attractive Victorian façade features bay windows and a central porch, with beautifully maintained gardens wrapping around the house.

The entrance hall
The entrance hall sets the tone for the home with original Victorian tiled flooring, high ceilings, decorative cornicing and a wide archway. The staircase rises to the first floor and the layout gives access to all principal reception rooms. A butler’s pantry sits centrally, offering excellent storage and character.

The kitchen and dining room
The open plan farmhouse-style kitchen and dining area is the heart of the home. Featuring an oil-fired Rayburn Royal, underfloor heating, ample cabinetry, wooden worktops and a tiled floor. The adjoining dining space is perfect for family meals or entertaining and large windows with wooden shutters flood the room with natural light. Adjoining the kitchen, the utility room provides space for laundry and storage with external access. A cloakroom with WC and wash basin sits adjacent.

The sitting room
This comfortable reception room enjoys dual-aspect full-height sash windows overlooking the garden and a central fireplace with a log-burning stove. It is a light-filled and inviting room with countryside views and period detailing.

The drawing room
This front-facing reception room features a decorative fireplace with tile detailing and a large sash window overlooking the garden. It provides a charming and comfortable living space.

The home office
Ideal for remote working, the study sits quietly to the front of the property. Sash windows with wooden shutters and a character fireplace add charm, with fitted storage to either side of the chimney breast. It offers a calm and practical workspace within the main living accommodation.

The principal bedroom
The principal bedroom is a generous double with dual aspect views and access to a separate dressing room fitted with full-height wardrobes. This suite is bright and spacious with garden and countryside views.

The second bedroom
Another large double bedroom with front-facing sash windows and a fireplace, the second bedroom provides spacious and comfortable accommodation with leafy views.

The third and fourth bedrooms
The third double bedroom includes a feature fireplace and sash window, offering ample space for additional freestanding furniture. Positioned adjacent to the family bathroom, the fourth bedroom includes a feature fireplace and sash window, offering space and flexibility for guests or family.

The family bathroom and shower room
The main bathroom is fitted with a freestanding roll-top bath, pedestal sink and WC. Traditional fixtures and a sash window give the space character and it enjoys lovely countryside views. Located next to the family bathroom, this convenient shower room includes a modern cubicle, WC and wash basin, created by reconfiguring a former WC and hallway.

The lower ground floor
The lower ground floor has been converted to include a spacious fifth bedroom. This area offers flexibility for multi-generational living, guests or as a private retreat. Across the hallway, a further reception space is currently used as a home gym. A separate shower room sits between the two lower ground rooms, making this level ideal for use as an annexe if required.

The garden
The Hoo sits within 1.5 acres, thoughtfully divided into formal gardens and a paddock. A wide paved terrace wraps around the home, offering multiple seating areas with views across the lawn, bordered by curved stone steps and planted flower beds that deliver colour and interest through every season.

The lawn extends into a generous open space ideal for children, entertaining and relaxation, framed by mature trees and hedging for privacy. A number of specimen trees provide structure and seasonal beauty, while well-stocked borders and perennial planting bring a soft, natural charm. Adjoining the formal gardens is a dedicated vegetable garden with defined beds, a greenhouse and composting area, enabling a more sustainable way of living and plenty of potential for the keen grower.

A secluded paved area houses the heated outdoor swimming pool, privately screened by hedging and mature shrubs. This sheltered and sunny position makes it perfect for summer enjoyment, with ample room for loungers and outdoor furniture. Throughout the gardens are quiet corners and paths offering space to enjoy the peace of the countryside. The gardens are as functional as they are beautiful, balancing practicality with serenity in a truly idyllic setting.

The paddock
Beyond the garden lies a fenced paddock with a shelter and water supply, ideal for smallholding use. The land extends beyond the rear garden with open views across the surrounding countryside.

The outbuildings
The traditional brick outbuildings include a former coach house, now used for storage, with a first-floor space above. There are two large workshops with power, a chicken shed (previously a pigsty), a wood store, pump room for the swimming pool and a large open barn. These buildings offer excellent scope for hobbies, storage or conversion (subject to planning). A separate open carport is also included.

The driveway and parking
The property is accessed via two separate entrances. One with a large turning circle and space for multiple vehicles, from here there is also access to the gated paddock. The second entrance also has space for multiple vehicles, horseboxes and trailers, as well as an open carport and access to the garage situated in the inner courtyard.

History
The Hoo was built in 1862 as a gentleman’s residence for the overseer of the construction of the railway. During the time Suckley Station was operational, it served as a tea and coffee shop. Local farmers taking their livestock to market would stop here for refreshments before loading their goods onto the train, a fascinating historical detail about the property’s past and its place in the community.

Agent Note
An additional 5 acres of land are available to rent by separate negotiation. Please contact the agent for further details.

The Hoo is located on Suckley Road near Knightwick, surrounded by rolling Worcestershire countryside.
