The property is located within the historic walls of the city of Atri, in a very central position, just 50 metres from Piazza Duomo and the Basilica of Santa Maria Assunta. A short distance away are also the Teatro Comunale, the Museo Capitolare, the main street Elio Adriano, the post office and the Conad supermarket (about 80 metres away).

Just 30 metres from the house there are numerous free parking spaces in Largo Forcella, Piazza Tini and near the Post Office.

Access to the house is through a typical common entrance hall on the ground floor, where there is an exclusive room owned, used as a water plant / woodshed, with a net surface area of 2 square metres.

Through the entrance hall and a large common staircase, you access the apartment on two levels, located on the second and third floors.

Second Floor - Living Area

The entrance to the house, accessible from a common corridor / gallery, is equipped with a window, wardrobe and guest bathroom.
This is followed by a large living room with a fireplace, lit by a window, and connected to the upper floor via a handcrafted steel staircase.
Adjacent to the living room is a spacious kitchen with an island, equipped with two windows with a panoramic view of the sea and the bell tower of the Duomo.

Third Floor - Sleeping Area (Attic)

Going up the internal staircase you reach the sleeping area, consisting of:
a master bedroom with wardrobe and en suite bathroom, entirely with windows, with direct access to a large panoramic terrace overlooking the roofs of Atri, the bell tower and the sea.
Two large multipurpose rooms, currently used as bedrooms, a second bathroom and laundry room with direct access to the terrace. The net surface area of the third floor is approximately 60 m2, the gross surface area is approximately 91 m2, plus a terrace of approximately 13 m2.

The property, classified in Energy Class A, was completely renovated in 2016 with particular attention to energy efficiency and environmental sustainabiliity

Other renovations carried out:

External thermal insulation and roof insulation with wood fibre panels.

Underfloor heating on both levels and condensing boiler with provision for solar and photovoltaic systems.

Complete replacement of external fixtures and internal doors: the fixtures are made of solid oak with an external layer of aluminium and low-emissivie glass with Argon gas.

From a structural point of view, targeted interventions were carried out to improve seismic performance, including:

Steel hoops on the load-bearing walls and creation of perimeter connection curbs.

Construction of new laminated wood floors, both on the second floor and in the roof.

The renovation was carried out with particular attention to green building and the use of natural materials:

Natural fiber insulation, lime and hemp plasters, lime putty paints.
Monolithic porcelain stoneware flooring without joints on the second floor.
Clay flooring treated with beeswax on the third floor.

ATRI - TERAMO PROVINCE

The beautiful town of Atri is located 450 metres above sea level and has a population of 10,772. It has pre-Roman origins and is one of the oldest cities in Italy. Some believe that is even gave its name to the Adriatic Sea.  The town of Atri is also considered to be one of the most important historical, cultural and artistic centres in Abruzzo with many architectural gems, ancient churches and museums to investigate.

For food and wine lovers Atri boasts excellent restaurants, bars and cafés where you can enjoy good local food and wine. There is a market each Monday which is great for buying local produce and delicacies including Pan Ducale (nut bread), Pecorino Cheese and Licorice Liquore.

The town has fantastic views to the snow-capped Gran Sasso range of mountains and, with its proximity to the coast, it is an excellent place to live.
