Description

This extraordinary converted warehouse lies on Stoke Newington's peaceful Church Walk. Built in 1931 by Waddington, a well-known games manufacturer originating in Leeds, the space was initially used as a factory. Many of its distinctive period features remain and were intentionally preserved by the current owners. At the rear lies a spacious private patio enclosed by leafy, privacy-enhancing bamboo.

The Tour

This house lies on Church Walk, a no-through road known for its vibrant artist community and contemporary residential architecture. The warehouse is one of three, easily identified by its dramatic saw-tooth pitched façade and white-washed brick frontage. There is parking space for two cars at the front of the house.

The front door opens onto a generous entrance hall, with plenty of hanging space for coats and shoes. Oak floorboards extend towards the main spaces via a door with reeded glass.

Save for the bedrooms, the vast majority of the home unfolds across an open plan with soaring ceilings and a lattice of steel beams that draw the eye upwards. The room is wonderfully versatile and can be adapted to suit various configurations. There is an anchoring wood-burning stove at one end - a warming focal point for cooler nights - and bespoke cupboards on the opposite side.

At the front of the plan is a bedroom or study area with garage doors and glass bricks, which allow light to permeate. A shower room lies next door, with timeless white square tiles and chrome fixtures. On the opposite side is a second bathroom, with an elegant rolltop bath, double sinks, and a separate shower.

The kitchen is at the rear of the house, with understated white cabinetry, simple tiles with contrasting groutwork, and timber work surfaces that echo the oak wooden floors in the adjacent living area. A door to the patio lies just beyond.

Two bright double bedrooms sit on either end of the space, accessed via a staircase. They sit in the eaves, with plenty of storage underneath and round pivot windows that open to look over the garden or the street at the front.

Outdoor Space

Enclosed by established, leafy bamboo, a private patio extends from the kitchen at the rear. Tucked behind neighbouring gardens, it has a sequestered feel. A built-in table and bench, plus its proximity to the kitchen, make it a brilliant space to dine outside.

The Area

Church Walk is a short walk from both Stoke Newington Church Street and Newington Green. Esters, a local favourite for breakfast, is close, while Spence Bakery on Church Street is the go-to for bread and pastries.

Other popular spots in Stoke Newington include Rasa, The Good Egg and a branch of Whole Foods. To the south, and even closer to home, Newington Green has become synonymous with a first-rate culinary culture in recent years. It is known as the home of some of north-east London's best-loved restaurants, including Jolene, Perilla and Cadet. There is also a brilliant greengrocer, an Italian deli, a florist and a health food shop, all set around the leafy garden square.

Aside from the green, there are several parks nearby, including Clissold (which is moments away), Abney, Highbury Fields and the New River Walk. Clissold Park also has a leisure centre. Dalston Curve Garden is a short walk away and has a seasonal array of beautiful flowers and plants.

The house also has excellent schooling options, lying in the catchment for Grasmere Primary school and Stoke Newington Secondary school.

Dalston Kingsland, Canonbury, and Rectory Road stations are all within easy reach and run Overground services on the Mildmay, Windrush and Weaver lines. There are also plenty of bus connections to central London.

Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
