IF YOU LIVED HERE...
Head straight up to the first floor to access your 682 square foot home, where the spotless and well-considered decor makes settling in a total pleasure.
The open-plan reception and kitchen area is flooded with natural light, thanks to generous glazing. The kitchen itself is sleek and contemporary, fitted with smart cabinetry and integrated appliances. Both bedrooms are bright and well-proportioned, with the larger offering built-in storage. Meanwhile, the stylish bathroom features an over-tub shower and tasteful green accents that create a calm, modern feel. There’s also excellent storage throughout, including a handy built-in cupboard in the hallway.
Out on your private south-west-facing balcony, you’ll enjoy lovely views and plenty of afternoon sun. Being on the first floor also gives the bonus of improved energy efficiency—something you’ll especially appreciate during the cooler months. And when you really want to warm up, the on-site communal gym offers the ultimate convenience.
As for beyond, this is a brilliantly thriving part of Hackney and it also offers incredibly easy access to London Fields, Clapton and Victoria Park. Your local pub is the iconic Pembury Tavern, while The Vincent is just as close and will be your go-to for brunch. Only slightly further away you’ll find Casa Fofo - a simply great spot for fine dining.
WHAT ELSE?
- The Hackney Picturehouse cinema is just 10 minutes away on foot and has a brilliant selection of blockbusters and indies alike, as well as a great cafe bar - the perfect meeting point.
- Despite all the urban buzz, this area has a surprisingly large amount of green space. Hackney Downs Park is a stone’s thrown away, while London Fields is strolling distance, with its much-loved lido. Victoria Park is a short stretch further - and home to some internationally renowned festivals including All Points East Festival and Field Day.
- Transport is plentiful in this area with some excellent bus routes nearby, including the 55 and 38 into central London, as well as Hackney Downs station very close by, which is served by the Overground.

A WORD FROM THE OWNER......
"Hackney really is one of those places that gets under your skin, in the best way. It’s London, but softer. A proper village vibe, with good coffee and even better pubs.
We moved into Atkins Square nearly 11 years ago - two of us, no idea what we were doing - and we’re leaving with a small human and more memories than we can count.
The flat has been our calm in the chaos: sunshine-soaked balcony in summer, ridiculously cosy in winter, and very energy efficient bills (phew!).
There’s proper storage too - the kind you don’t realise you need until you’ve lived somewhere for a decade.
The building’s got a real sense of community - rare in London - and the extras (gym, bike shed, super-fast links to both Liverpool Street and Central London) have made life that little bit easier.
We’ve absolutely loved living here. And if you’re after somewhere that feels like home from day one, this just might be it."
