We’ve loved living in this home with many happy memories made and it has been the perfect place to start our family. It’s in a great location quietly set back in a sunny position with immediate parking to our back garden for multiple vehicles.
Many of our neighbours have been here over fifteen years. In the neighbourhood we’ve enjoyed celebrations including street parties and birthday BBQs offering a friendly community.
Finchampstead is fantastic for walks at FBC centre and California Country Park with shops, cafes, pubs, schools and transport links all close by.
The time is right for us to move on as a growing family and we hope the next owners will enjoy it just as much as we have.

This isn't the first time we've had the pleasure of selling a home in Roycroft Lane, this is such a popular location for families. This home has some great space on offer and could make the perfect first time or investment purchase. Our sellers have perfectly summed up why not only is this a great house but also a fantastic location with so much right on your doorstep.

As you can see from the details, the house has some excellent space on offer both upstairs and downstairs. Upon entering you have the entrance porch giving you space for coats and shoes to be kept away, whilst also access to the downstairs cloakroom. This then leads you into the great size lounge with lots of natural light coming through, this complete with plenty of storage under the stairs. It's worth noting that all of the windows have been recently replaced and are under a 10 year guarantee.

To the rear, you have a nice open plan kitchen and dining space that has been refitted with a Howdens kitchen and has the double doors leading onto the garden. This make an ideal space for entertaining and enough space for a good size dining table.

Upstairs all of the bedrooms are good sizes, the master bedroom is to the back is a fantastic size spanning the entire length of the home and very light with it's dual windows. To the front you have a further double bedroom and third smaller room just next door to this. One of of the things we love about upstairs is the enormous storage cupboard off of the landing which is very handy, not only this but it does create an opportunity to do a loft conversion by taking the staircase off of this cupboard (STP). Following on from this, the loft is boarded for additional storage. The bathroom sits in the middle and has the all important window for ventilation.

The garden as we've mentioned is not only a great size but is also extremely private with the coverage from the trees behind. All of the fences have been replaced recently and you have access onto the parking behind via the gate to the side. The home also has the brick built outside storage which has power and lighting. As you can see from the details there is a nice front garden, again complete with new fencing creating an inviting feel. It's worth noting that there are handy electric car charge points just around corner on Roycroft Lane itself. This home really has been well looked after by our sellers and has to be seen in person to be appreciated. The home sits just a few minutes walk from Waverley and other great schools. Not only that but it is only a stones throw away from woodland. In fact there you can walk to both the FBC centre and California Country Park in just over 10 minutes! Both the FBC and California Country Park have great playparks and cafes too, also a short walk away you have some great local amenities including the Co-op, Pharmacy and some great local places to eat. As we've mentioned it also falls within many of the areas popular local school catchments such as Nine Mile Ride Primary School, Gorse Ride Primary and Bohunt Secondary Schools. Wokingham Town Centre and Train Station is also only a 12 minute drive away, having recently been redeveloped it really is a great place to go with it's new leisure centre, cinema and many popular retailers.
