Wake Up to the Waves | 3-Bed Bungalow with Stunning Sea Outlook - Wake up to the sound of the waves in this three-bedroom seafront bungalow. With stunning views, a generous plot, and direct access to Herne Bay’s coastal walks, it’s the ideal lifestyle home. Please Quote JV0094

Set on a generous 0.22-acre plot in one of Herne Bay’s most desirable seafront positions, this three-bedroom detached bungalow offers a rare opportunity to embrace a true coastal lifestyle. With direct access to the beach via a rear gate and ramp, uninterrupted sea views to the rear, and the open downs directly behind, the setting is simply unrivalled.

The property is designed to maximise its location, with two of the bedrooms and main living spaces enjoying far-reaching sea views. Waking up to the sight and sound of the waves is a daily luxury, while the conservatory and lounge diner provide perfect vantage points to take in spectacular sunsets over the water.

Inside, the accommodation is generous and versatile, with bright and spacious rooms that flow easily. The large lounge diner opens towards the conservatory, making it ideal for entertaining, while the reception room provides further flexible living space. The kitchen offers excellent proportions and practicality with enough space for dining and a door way out to the secluded side courtyard, while the three bedrooms give plenty of room for family or guests. The main bedroom with its sweeping sea views, is a highlight of the home.

The property also benefits from a bathroom, separate cloakroom/WC, integral garage, and ample storage.

Outside, the property has ample off street parking and a well maintained front garden, but the real standout of this home is the established rear garden with raised beds, a patio area, ideal for outdoor dining or entertaining, a summer house with power and light and of course those incredible sea views.

Location & Lifestyle

Ashbee Gardens is one of Herne Bay’s premier residential addresses, offering the perfect combination of peace, privacy, and convenience. From the rear garden, a private gate and ramp provide direct access to the beach and coastal path, ideal for morning swims, dog walks, or leisurely evening strolls.

The wider area is renowned for its natural beauty and community spirit. The Herne Bay Downs sit just behind the property, offering open green space and walking routes, while the historic Reculver Towers and their surrounding country park lie a short drive or cycle away, perfect for exploring the coastline.

Locally, residents can enjoy a wide range of pubs, cafés, and restaurants along the seafront, as well as The Kings Hall, a much-loved venue for concerts, fairs, and community events. Herne Bay town centre offers supermarkets, shops, and essential amenities, with excellent transport links to Canterbury, Whitstable, and London via rail and road.

What The Owner Says:

We have loved every minute of living here and have some incredible memories of walking down to the seafront as a family and enjoying the beach with kayaks and a picnic, the highlights of the property for us are naturally the sea views and stars over the sea at night, we sometimes get to see the Kestrel flying over and really enjoyed being able to walk into the Town Centre and up to Reculver Towers along the coastal path.

About eXp UK, South East

114 St. Martin's Lane London WC2N 4BE

eXp UK are the newest estate agency business, powering individual agents around the UK to provide a personal service and experience to help get you moved.

Here are the top 7 things you need to know when moving home:

Get your house valued by 3 different agents before you put it on the market

Don't pick the agent that values it the highest, without evidence of other properties sold in the same area

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
