Description

This much loved family home has been well maintained throughout and has a wealth of period features, including the original tiled floors in the front and rear lobbies, much of the original cornicing and three fireplaces, two of which are fully functional. The original floorboards are in place and uncovered throughout the house. They have been extensively restored and are regularly polished and maintained.

There is a substantial loft which it may be possible to convert subject to the relevant approvals.

The kitchen was completely refurbished in 2019 using high quality materials and fitted units with attractive granite worktops, and with earth-fired tiles above the main cooker. The cold water taps have a filter system which was fitted this year.

The property was built in the 1880s/1890s. Aside from the improvements mentioned above it has not been structurally altered since it was built, making it a good example of a well-preserved, improved but thoroughly original Victorian family home. Wherever possible the period feel has been maintained with the choice of colours, lighting and furnishings throughout the house. Offered on a chain free basis.

Outside

The current owners have lived in the property since 1993 as a family home. The house is much loved by all three generations of the family. The grandchilden take full advantage of the large well-maintained garden, including a recently purchased summerhouse (which has potential for use as a home office, with mains electricity already extending to the garden area).

The garden also includes two recently installed and hand-built flat wooden terraces, one with wooden steps to the lawn area. They are both wonderful places for entertaining, or simply for sitting with a drink watching the sun set over Highgate Woods and Muswell Hill.

Being at the top of Wolseley Road there are outstanding views from the garden, the kitchen and the rear upstairs bedrooms across all of Muswell Hill, Queen’s Wood and Highgate Woods to the West, across the whole breadth of Alexandra Palace and extending to the East on a clear day all the way to Epping Forest.

Situation

Ideally located in Crouch End, the shops, cafes and restaurants of the Broadway are a short walk away. The local transport links include a selection of bus routes, whilst Highgate Tube Station and Hornsey Station are also close by. Alexandra Park, Shepherds Cot, Queen’s Wood and Priory Park are within walking distance, offering a selection of green spaces and good schools are also close by. Shepherds Cot has several tennis and padel courts, as well as a number of cricket pitches and clubs.
