Directions - From Wellington, head south east on Ford Street and after 2.8 miles, turn left onto Blackdown Hills Road. Continue along Blackdown Hills Road for approximately 3.9 miles until you reach the crossroads. At the crossroads, turn right and continue along Taunton Road for approximately 0.8 miles and then turn right into the Culmhead Business Park. From Taunton, head south on Honiton Road towards Blagdon Hill. Drive through the village, up the hill, follow the two sharp bends and continue heading south on Blagdon Hill Road. Drive for a further 1.9 miles and then turn right into the Culmhead Business Park. From Chard, head west on the A30 towards Whitestaunton. Continue past Barley mows Farm Shop and at the road triangle, turn right (signposted Taunton). After 1.4 miles, follow the sharp left-hand bend and
continue towards the A303. At the A303, turn right (signposted Ilminster) and then immediately left before La Campagna (signposted Buckland St Mary). Follow the road for a further 4.4 miles until you reach the crossroads. Crossover the B3170 and continue straight on. Bear left after 0.3 miles and continue straight on at both crossroads. After 0.6 miles you will reach a T Junction. At the T junction, turn left and continue along Taunton Road for approximately 0.2 miles and then turn right into the Culmhead Business Park. To access Lot 1 via Trickey Warren Lane, do not turn right into the Business Park but instead, continue along Taunton Road for a further 400 yards and then turn right.

Viewing - The land can be viewed at any time on foot, whilst in possession of a copy of these particulars. Those viewing the land are reminded to ensure that all field gates remain closed.

Cropping - Lot 1 may be used for arable cropping, subject to a prohibition on the consecutive growing of maize within any one field parcel. Lot 2 is to remain as permanent pasture and may not be ploughed or used for arable cropping unless otherwise agreed in writing.
