THE OWNERS LOVE....

This house has been a wonderful home to bring up a family.  It has a really spacious back garden, which my kids always loved, you could put in trampolines, play houses, swings and any play equipment and still have plenty of space.  It is south facing and gets the sun for most of the day.

The look and flexibility of the original oak floor, which has recently been sanded and has come up beautifully and is easy to keep clean.

A great house for entertaining as you can seat many people in the lounge and open the doors to the back garden with a big patio.

There is lots of parking, both in the driveway and along the road for visitors.  There are many windows in the house so it is always bright and airy (two windows in the master bedroom).

The road is quiet as only people who live here or who are visiting people here drive up it.  There are always people walking up and down with family and children, on bikes etc.

It is very sociable, everyone says hello when they are passing neighbours.  The top end of the road has a ladies coffee morning periodically. When it was the Platinum Jubilee a committee was set up and we had a party at the top end of the road, which everyone thoroughly enjoyed and found extremely sociable.

It is an unadopted road that there is a committee that manage the upkeep of the road for a nominal yearly fee, the committee meet in the tennis club in a nearby road.  A lot of people in the road belong to the tennis club, it is a great addition to the area.

Behind the house there is a playing field with a cricket house.  This space is looked after by residents in attached road (Clonard Way), who lock the playing field at night.

Garden not overlooked.  So peaceful can hear owls at night.

A good location for getting all nearby towns, central Pinner, Stanmore, Bushey and Watford.  Near to Hatch End Station, which takes you to Euston.  Excellent GP at the bottom of the road.  Desirable local schools and on bus route for all the top local private schools (Haberdashers, Merchant Taylors', St John's, St Martins, St Helen's, St Albans) and many more, easy train ride to Watford Grammar.

Hatch End is great for eating out in an evening, lots of lovely restaurants.

I HAVE NOTICED....

The current owners have lived in this property for over two decades. With today's property requirements this house offers the potentail to extend to the rear as many neighbouring properties have done(STPP)

There are currently two similar properties opposite that are undergoing full renovations including one knock down / rebuild which shows the potential of this property

This property could be sold with NO UPPER chain

The current layout could be re configured making less but much larger bedrooms

The modern fitted kitchen has been recently installed
