Description

Plas Newydd Farm is a detached property which is Listed Grade II of special architectural and historic interest. Constructed of stone beneath a slate roof, the house is said to date from the early 16th century, bearing the date 1616, albeit with substantial later alterations, with records suggesting the property was partly rebuilt in the middle of the 1800’s. During the present owner’s tenure many cosmetic improvements have been undertaken, but the house has retained tremendous character throughout, with exposed beams and stonework to many of the rooms, period fireplaces, and timber and slate tile floors. The house provides spacious and well appointed accommodation arranged over two floors, ideally suited for family living, or perhaps for a party seeking to downsize who wishes to retain a rural setting

There are three reception rooms all accessed off a spacious entrance hall with impressive front door and staircase with timber handrail and balusters. The kitchen incorporates a range of wall and floor units with cupboards and drawers beneath polished granite work surfaces, a Rayburn cooker, which also serves the central heating, and a Belfast style sink with mixer. A central island also provides breakfast bar seating.

Location

Plas Newydd Farm occupies a private, rural location close to the village of Llangoed, some 2 miles to the north of Beaumaris. Set off a privately owned lane serving only a small handful of properties, Plas Newydd Farm enjoys an elevated position with wonderful north easterly views across its own land and adjoining farmland, with a panoramic vista of the Irish sea towards Puffin Island and the Snowdonia Range.

Llangoed has a local shop, post office, village hall (which sometimes holds a 'pop-up' pub) and primary school, with a more comprehensive range of services available in the castle town of Beaumaris which includes a parade of shops, pubs, restaurants, churches, chandlery, petrol station and post office. At Menai Bridge, which also has several good pubs and restaurants, there is a Waitrose. The University city of Bangor is 8 miles away with choice of supermarkets, other retail outlets and railway station.

On the recreational front, Anglesey is renowned for its attractive coastline with numerous sandy beaches many of which are within close proximity of Plas Newydd Farm, and include Llanddona, Lligwy and Newborough further along the coast which, along with the Forest, provides access to Llanddwyn Island. There are golf clubs at Henllys, Rhosneigr, Bull Bay and Holyhead, miles of walking inland or around the Coastal Path and boating and fishing on the Menai Strait, with Beaumaris home to the Royal Anglesey Yacht Club.

For anyone with equestrian interests there is good hacking out directly from the property, and riding stables locally including at Tal y Foel on the banks of the straits. Across the straits on the mainland there is fantastic walking and climbing in Snowdonia as well as other attractions such as Zipworld.

Communications

The area benefits from excellent road communications being approximately 8 miles from the A55 expressway facilitating access across the North Wales coast to Cheshire and linking with the national motorway network. For travel further afield there is a direct Inter-City rail service from Bangor to London Euston via Chester and Crewe, and Liverpool and Manchester are served with international airports. There is also a regular ferry services from Holyhead to Dun Laoghaire.

Outside

The property is approached over a no-through lane to a gravel parking area under the west front of the building. The former garage is to the side, which is constructed of stone and block beneath a pitched slate roof. It has been adapted in recent years to provide excellent storage, accessed via pedestrian doors, and with plumbing installed for creation of a utility/kitchen area. Permission has previously been obtained for conversion of the building to an annexe, but reversion to garaging would require relatively little work.

The garden is to the south of the house, and is laid to lawn. To the side is a paddock suitable for anyone wishing to keep a horse or small number of livestock, and which has independent access to the lane.
