The Property comprises a roughly rectangular site of 10.27 acres which is undulating in nature rising from the entrance and car park area to the main buildings then falling away to the pasture and paddock areas used for deer grazing.
The main building is a single storey timber framed block work with timber elevations under a pitch, tile covered roof timber. There is a timber canopy to the front. The main building comprises a retail area with servery and reception desk, a café area and adjacent kitchen area and to the rear is offices, storage and WC facilities.
The second building is the Red Deer Experience building which is of timber frame construction with timber elevations set under a pitch,
profile roof. This is an open plan building with viewing windows
overlooking the red deer paddock. There are two aviary's that house barn owls. Also on site is a Gold Panning flume.
There are ample car parking spaces, a kids play area, discovery nature walk, picnic area, a kids ‘off road’ road course and team building areas throughout the centre for corporate events held throughout the year.
Planning consent exists for up to 11 holiday cottages/ chalets which to date have never been implemented on.
To enable the jeep safari expeditions, the Property and business also has use of various road and off-road routes over neighbouring land estates and forestry commission land. The right of use for the routes are held on various leases with local landowners and the Forestry Commission.

Location

Aberfeldy
Aberfeldy has a population of circa 2000 people and is a historic town in central Perth and Kinross. It lies on the south side of the River Tay approximately 13 miles south-west of Pitlochry and the A9. In the late 18th Century Aberfeldy developed around small woollen mills; however, in the 19th Century it flourished as a summer resort. Today it remains a popular base and tourist centre for the area; in addition to several traditional hotels and guest houses arranged along and directly off its main street, nearby is a major timeshare resort at Moness. In visitor attractions, the town has a working oat mill (restored in 1987), and The Birks of Aberfeldy - a wooded den surrounding the Falls of Moness, which has been maintained as a scenic walk for almost 200 years.
The Perthshire area boasts several leisure pursuits including shootings, fishing, white water rafting and hill walking, all very popular with tourists from the UK and beyond.

Dull
Dull is a small village around 3.5 miles west of Aberfeldy and has a resident population of circa 100 people.
The property sits north of the B846. the surrounding area is predominantly used for agricultural purposes along with various B&B and guest house accommodation.

Killin
Killin is situated approximately 20 miles southwest of Highland safaris along the edge of Loch Tay. This is the location of Loch Tay Safaris.

The Opportunity

The business was bought in 2022 and has been developed and improved throughout the present owner's tenure. Sitting on a stunning plot, the business commands a great presence and the provides unrivalled views of the surrounding countryside.
My clients feel that it is now the correct time to hand over the business to someone who can take it to the next level, allowing them the time to concentrate on their core hotel business and the future plans for it.
The introduction of additional Jeep Safari routes and expanding the 4X4 offering would enable an even better choice for customers interested in the beautiful countryside that Scotland provides.
The café could be transformed into a food destination and could provide fantastic Scottish breakfast along with local seafood dishes, with all ingredients sourced from local suppliers. This strategy has proved very popular and lucrative with rural leisure attractions and cafes in the area.
This opportunity provides an operator with a ready-made leisure experience with the ability to increase turnover and profits with few changes to the current offering.
