Aberfeldy
Aberfeldy has a population of circa 2000 people and is a historic town in central Perth and Kinross. It lies on the south side of the River Tay approximately 13 miles south-west of Pitlochry and the A9. In the late 18th Century Aberfeldy developed around small woollen mills; however, in the 19th Century it flourished as a summer resort. Today it remains a popular base and tourist centre for the area; in addition to several traditional hotels and guest houses arranged along and directly off its main street, nearby is a major timeshare resort at Moness. In visitor attractions, the town has a working oat mill (restored in 1987), and The Birks of Aberfeldy - a wooded den surrounding the Falls of Moness, which has been maintained as a scenic walk for almost 200 years.
The Perthshire area boasts several leisure pursuits including shootings, fishing, white water rafting and hill walking, all very popular with tourists from the UK and beyond.
Dull
Dull is a small village around 3.5 miles west of Aberfeldy and has a resident population of circa 100 people.

The business was bought in 2022 and has been developed and improved throughout the present owner's tenure. Sitting on a stunning plot, the business commands a great presence and the provides unrivalled views of the surrounding countryside.
My clients feel that it is now the correct time to hand over the business to someone who can take it to the next level, allowing them the time to concentrate on their core hotel business and the future plans for it.
The introduction of additional Jeep Safari routes and expanding the 4X4 offering would enable an even better choice for customers interested in the beautiful countryside that Scotland provides.
The café could be transformed into a food destination and could provide fantastic Scottish breakfast along with local seafood dishes, with all ingredients sourced from local suppliers. This strategy has proved very popular and lucrative with rural leisure attractions and cafes in the area.
This opportunity provides an operator with a ready-made leisure experience with the ability to increase turnover and profits with few changes to the current offering.
Day to day operations on site are carried out by a team of full and part time staff. A full staff list can be made available to interested parties. TUPE regulations will apply to all members of staff.
