Approximately 68 acres (27.5 ha) is used as a Motocross Track and parking area. The Foxhill Motocross Circuit was established in the 1980's and has historically hosted Grand Prix events. It is a well-known venue and has a strong following amongst amateur motocross riders. The FBT tenant has sublicensed the area for use as a motocross track.

BUILDINGS
There are two ranges of buildings, the former Foxhill Farmyard and the buildings at Ridgeway Farm. The Ridgeway Farm buildings are more modern and utilised by the Tenant for agricultural purposes. The Foxhill Farm Buildings are more traditional and are part derelict, or in poor order, and part used for non-agricultural purposes.

Ridgeway Buildings comprise: A modern portal frame Grain Store of circa 2,000 tonne capacity with roller shutter doors, grain walling and ventilated floor. A former Cattle Shed of portal frame construction with corrugated cladding and roller shutter door extending to approximately 6,090 ft2 (565 m2). THE LAND
The farmland extends to approximately 989 acres comprising arable, pasture and woodland. The majority of the farmland lies to the north of the M4 motorway with two enclosures to the south. At its western extreme it extends to the edge of Liddington Village and borders the M4 motorway at the eastern
end. The land is classified as Grade 2 and Grade 3 and is mostly calcareous silty soil over chalk. The arable land is productive and has been well farmed and maintained.

The arable and pasture downland at the eastern end of the Holding is some of the most well known in Wiltshire as it borders the M4 motorway to the east of Junction 15 (Marlborough).

The Ridgeway runs along some field boundaries as do two bridleways and two footpaths.

Tenure and Possession
The whole property is sold subject to a Farm Business Tenancy which commenced on 25th September 2008 with a term (end) date of 24th September 2048. The Rent is payable half yearly, 25th March and 25th September in arrears. The Tenant is responsible for insurance and the maintenance and repair liabilities broadly follow part II of the Schedule to the Agriculture (Maintenance Repair and Insurance of Fixed Equipment) Regulations 1973 as amended.
