Description

The Granary and The Bull Pen

This elegant five-bedroom barn conversion affords an entirely idyllic lifestyle. The attached property and its adjoining one-bedroom annexe enjoy the wonderful benefit of a generous heated indoor swimming pool, which exhibits phenomenal views over the spellbinding rural surroundings.

Location:

Woodhouse Farm is a breathtakingly beautiful rural retreat, comprising a small complex of stone barns tucked just inside the Herefordshire border with Gloucestershire. A far-reaching vista of the majestic Malvern Hills is gloriously showcased as one reaches the extensive driveway into the property, which leads past the 35-acre heritage Perry Pear orchard, consisting of 2,800 trees.
Nestled amidst gently rolling hills and patchwork fields, the idyllic village of Upton Bishop features The Moody Cow, a reputable pub and restaurant, plus the Upton Bishop Millennium Hall - a substantial community centre used by many different groups for all types of activities. The welcoming market town of Ross-on-Wye is a short drive away. This offers a plethora of amenities, including a variety of supermarkets, shops, restaurants, leisure facilities and highly regarded schools. Despite the seclusion of the setting, a network of main roads is nearby. The M50 motorway is approximately two miles away and provides excellent commuter links to the M5, giving good access to Birmingham and Bristol. The A40, also two miles away, leads to the M4 at Newport, giving good access to Cardiff and London.

The Home at a Glance:

This outstanding country home offers the feeling of permanently being on a luxurious holiday. The connected one-bedroom annexe presents an ideal layout for multi-generational living or offers an opportunity for passive income via holiday rental.
The Granary and The Bull Pen share an attractive central courtyard with three other magnificent properties. While it is not isolated, occupants enjoy a sense of tranquillity, starry night skies and the enchanting Herefordshire countryside quite literally on the doorstep.

The Granary:

This expansive barn conversion has been configured to ensure that the heart of the home best frames the captivating panorama of gently rolling hills, a small lake and Perry orchards which stand beyond the garden.
Throughout the property, there are charming period details, such as bare stone walls, slate floors, vaulted ceilings and exposed beams, but The Granary also boasts features that are highly desirable for modern life, including fibre broadband direct to the premises with download speeds of 900 Mbps. A slate floor flows throughout the ground level, and this accommodates five bedrooms, two of which have en-suite shower rooms. But there are plenty of washing facilities to appease families even on the busiest of mornings, as there are three additional shower rooms, plus a dressing room.

There are two spiral staircases which link the ground floor with the first floor, one leads into the open-plan dining kitchen, the other into a sitting room. Both spaces have vaulted ceilings with spectacular exposed trusses and timbers, timeless wooden floors and red sandstone walls - a richly coloured rock which is synonymous with the local area. Each also features a set of sliding glass doors which lead out to a balcony, presenting an impressive area to bask in the beauty of the natural landscape.
In terms of practicalities, the high-end German-style kitchen includes integrated Neff appliances, while a separate utility room gives additional storage space, a pantry and provision for both a washing machine and a tumble dryer.

The Bull Pen:

The wholly self-contained Bull Pen is also immaculately presented. The entrance leads into a triple-aspect open-plan living space, and there is a myriad of period features, such as a slate floor, exposed timbers and a bare stone wall. The kitchen is equipped with a Belfast sink, wooden shaker-style units, granite worktops and integrated appliances, including an AEG dishwasher, a fan oven and an electric stove. In the far corner, a spiral staircase leads to the mezzanine bedroom, which is large enough to accommodate a double bed, and the vaulted, timbered ceiling accentuates its generous size. There is also a bathroom on this level, which has a bath with a shower overhead, plus a countertop vanity unit, a heated towel rail and a WC.

The Swimming Pool Complex:

The swimming pool block is complete with both male and female changing rooms, and each one has a toilet and a shower. The room with the swimming pool is beautifully bright as it carries a vaulted ceiling with exposed trusses and a series of full-height windows and sliding glass doors, which also frame the sublime surrounding scenery. An external staircase leads to the first floor, which gives access to a studio which may also be suited as a home office or a guest bedroom. The room itself, much like the swimming pool room, has a vaulted ceiling with exposed beams and trusses.

General Services:
Oil-fired central heating. Mains water and electricity. Private drainage via shared treatment plant. Fibre broadband direct to the premises. Local Authority: Herefordshire Council. Tax band E Tenure: Freehold

Directions:

From Ross-on-Wye, proceed on the A40 towards the M50 and on reaching the M50 island, take the second turning signposted Upton Bishop. Continue along this road and at the T-junction, with the Moody Cow Inn on your right. After around 100m, turn left towards Dymock and Kempley.  Continue for just shy of two miles, then, just before the village of Kempley, turn left onto a long track into Kempley Barns. Follow this track until you reach the stone barns at Woodhouse Farm.
