The Works: Character, Countryside & Complete Flexibility

Discover The Works—a truly unique converted timber mill where character, comfort and a flexible lifestyle come together in the heart of a picturesque West Sussex village. This is more than a home; it’s a lifestyle, offering panoramic views of South Lodge and the vineyard, with open walks, dog-friendly trails, and the welcoming Crabtree pub all just moments away.

Step inside and you’ll immediately feel at home. The entrance hall leads to light-filled living spaces brimming with original features—oak flooring, sash windows, and high ceilings that nod to the property’s heritage as a former carriage workshop. The open-plan kitchen and dining area is the heart of family life, flowing into a stylish second reception room room that opens directly onto the rear garden—perfect for alfresco evenings with friends.
But it’s the additional outdoor studio/home office that truly sets The Works apart. Tucked away in the garden, this versatile space is ready for whatever you need—whether that’s a peaceful home working environment, a beauty or wellness studio, a creative workshop, or simply an extra room for hobbies and relaxation. With its own power, it’s a year-round retreat that adaptable to your lifestyle.

Upstairs, the principal bedroom overlooks the tranquil rear garden and features generous built-in wardrobes and a sleek, contemporary en suite shower room—your own private retreat at the end of the day. Two further bedrooms offer plenty of space for family or guests, while a modern family bathroom with bath and overhead shower completes the accommodation.

The rear garden offers a tranquil escape, with far-reaching countryside views and the iconic South Lodge on the horizon. There’s plenty of room for entertaining, play, or simply soaking up the peace and quiet. For dog owners and walkers, direct access to open countryside and woodland trails is a real treat.

With ample off-road parking, fast connections to Horsham and the M23, and a vibrant local community, The Works is perfectly positioned for both work and play.

What the Owner Says:We fell in love with this home the moment we saw it. We wanted a country property with genuine character, but also something clean, modern, and easy to live in. The location is perfect for us—it backs onto open countryside, so we’re out walking the dog and exploring the woodland with our children as often as we can. Having a lovely local pub just a short stroll away has been a real bonus; the food and atmosphere are fantastic.
The house’s history really shines through, from the high ceilings and large windows to the beautiful oak flooring and doors, iron door furniture, and classic sash windows. The way the character has been retained while adding all the modern comforts is something we truly appreciate. We also needed good transport links, so being close to the M23 and just a short drive to Horsham has made life that much easier whilst the Co-Op in Cowfold has been fantastic for picking up those necessities like a loaf of bread or pint of milk.

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
