THE PROPERTY

Tenure: FREEHOLD

EPC Rating: **  Council Tax Band: E

Introduction & Exterior

This outstanding large, detached home in Shire Oak will prove extremely popular to larger families looking for a long term move. The property will be specifically of interest to those who like to entertain as the interior reception space and size of the garden have seen this house play host to family occasions all year round.

The property is situated on a service road running parallel to Chester Road and is set back behind a full-width tarmac driveway with attractive block-paved edging that provides comfortable off road parking for four cars and has been known to hold six. There are two secure front doors: one to access the main entrance porch and another leading straight into the garage.

As alluded to above, the house comes with a superb rear garden that softly rises away from the property ending at a large aviary that will be remaining as part of the sale. The aviary is built on a sold concrete base which could be used as a foundation for an annexe or garden structure, subject to planning permission of course. The garden begins at ground level with a wide flagstone patio before a retaining wall and steps rise to the large lawn. Attractive shrubbery is planted to the left border and tall wooden fencing is erected to the boundaries.

Ground Floor

Guests enter the home via a bright porch that offers plenty of room to remove coats and shoes. A further secure door opens into an inviting hallway that has wood-effect laminate flooring, two storage cupboards and a tartan carpeted staircase winding up to the first floor. From the hallway there are doors opening through to the lounge, a separate dining room and the kitchen.

Beginning with the kitchen, this modern suite is fitted to three of the four walls and has space for a range oven with a large extractor fan fitted above. At the front of the room is a bay window where the owners have positioned a breakfast table. There is plenty of work surface and storage space in the kitchen, a sink and drainer is fitted to the right side of the room with a space available underneath with plumbing for a dishwasher. A secure door to the right offers access to the garage.

Back into the hallway, and the door to the rear left opens into a great-sized dining room. There is easily enough space for an eight-seater dining table to be positioned on the glorious parquet flooring, as well as further furniture. Beside the dining room is the lounge which is the showpiece reception room. It features a chimney breast that has been modified with down lighting to provide a delightful space for an electric fireplace or ornament if desired. Viewers will be delighted to notice further parquet flooring laid underfoot as well as the opening at the far end of the lounge to a stunning garden room. This incredible extension continues to the left, around the back of the dining room and has a vaulted ceiling with Velux windows and ceiling spotlights. A wide set of French doors open out to the patio and a door to the right leads into the utility.

The utility room is another impressive room as it is also as part of the full-width ground floor extension and therefore includes another vaulted ceiling and in this instance a remote controlled electric Velux skylight. The utility room suite is very stylish with a hi-gloss suite complemented by wood-effect herringbone floor tiling. Spaces are available for a washing machine and tumble dryer, with a composite sink and drainer fitted in front of the window looking out to the rear garden. Beside this is another exit door out to the patio. At the front of the utility room is a door to access the garage, with a guest WC with wash basin to the side of this.

The garage is used as a family room as it has been carpeted and has lots of space for events to be held (for example a buffet area). Should the new owners wish to use this as a garage, the main access door is still in place at the front, with temporary storage cupboards having been erected in the space behind the door which also help insulate the room. Beneath the carpet at the front of the garage is a boarded inspection pit.

First Floor

The first floor begins with a wonderful bright gallery landing that owes a lot to the large front facing window. It’s worth noting that all windows throughout this home are double-glazed and that the house includes gas central heating. The landing offers a wide space that could be used as a study and due to the extended nature of the house, the landing branches off into two corridors that provide doors to all four bedrooms and the family shower room.

The master bedroom is to the far right side of the first floor and includes an array of fitted wardrobes and drawer units. As with all bedrooms a large window provides lots of natural light and in this instance the window faces the rear garden. At the front of the bedroom is access to a room that has been used as a home office and could easily be used as a dressing room or converted to an en suite.

The remaining three bedrooms are all double bedrooms of different sizes and shapes with the second bedroom being particularly impressive and having panelling to the left wall. The smallest, bedroom four, is the only bedroom that has a window facing to the front.

Finally, the family shower room is a fabulous modern suite that is fully tiled and features a shower cubicle with a storm shower unit with additional adjustable body shower. The remaining suite includes a toilet and a delightful combi-unit that has a wash basin and cabinet. Above this is a wall-mounted backlit mirror that features an electric shaving point.
