Every so often, a property comes onto the market in the most glorious location surrounded by the very best of nature. This charming stone house is one such property, sitting high up above the farm track below, commanding an amazing position on a promontory of land that juts out over the river valley below. Mountains on either side of the valley are a rich green, clad as they are in pine trees and in the winter the rushing of the nearby waterfall can be heard, its distant sound the only thing to disturb the peace and tranquillity of the location.

The house looks as though it has been here for centuries. The original property probably has, but in 2012 the house was radically reformed by an architect for the then owners, and the work was done very sympathetically, taking into account the need for contemporary living. The result is a property in excellent condition but with an unique character that exudes charm and cosiness, and a patina normally associated with age.

The outdoor areas are particularly enchanting: wide terraces with glorious views; tucked-away barbecue corners; a quiet, walled area that houses the above-ground pool (a more permanent pool could easily be constructed here).

The house is in a very rural setting, up a long farm track with its own drive and gated access. However, it doesn't feel remote as there is a community of other farmhouses dotted through this part of the valley, with an international mix of neighbours.

Ground Floor

The main front door opens into a really characterful, split-level living/dining room. There are rich exposed timber beams and stone walls; it feels not dissimilar to a crofter's stone cottage. It's cool in the summer and cosy in the winter. The wood-burning stove easily heats the whole house.

A few steps lead down to a lower level at one end where there is a shower room and access to the kitchen.

The kitchen has been used by a serious cook, and there is a very useful adjacent scullery that provides additional work surfaces and storage space.

First Floor

The tiled staircase leads up, first, to a half landing with access to one of the large bedrooms - a lovely room with exposed timber beams and plenty of space.

The main landing leads to two further bedrooms (one of which is similarly large and airy, with gorgeous views from the window), and a second shower room.

All the bedrooms are calm and tranquil, and the high ceilings help to maintain cooler temperatures during the summer months.

Outside

As charming as the house is inside, so too are the outside spaces.

At the top of the drive, there is a large level parking area with views in all directions. A small outbuilding houses the well, the pump and filtration system; there is always water in this area.

The gated part of the drive leads to the house and there is a lovely wide terrace immediately in front of the accommodation - it is an extension of the interior with space for sofas and armchairs and it is a dreamy area in which to chill and soak up the spectacle and silence of the surrounding landscapes.

Further terraces and seating areas follow the terrain towards the rear of the plot, but there are additional terraces to be created above, if needed. The rocky promontory then takes over, as a reminder that the house sits beside a former mule track that transported goods from the nearby mill into Montefrio.
