Description

Classy and characterful one bedroom conversion apartment on the raised ground floor of a tall semi-detached Victorian townie. A sunny southeasterly-facing private balcony plus communal garden complete the offering.

The location also packs a punch. You are sitting pretty in lovely and leafy Brockley Conservation Area, close to Brockley Market (held on Saturdays 10-2 in Lewisham College's walled car park) and to Hilly Fields in the other direction.

For stations, St John's is a three minute stroll, or saunter to Brockley or Lewisham stations in 15. All are Zone 2.

You share a main front door and a tidy hall. In your own front door and you have a coat closet to your right (there are three good storage cupboards in the property). Take a left for your glorious reception room - of over 12 feet each way, with a big custom-made wardrobe to one alcove, a welcome feature fireplace, and a big bay window (sash windows here) with beautiful boxwork and original shutters.

Next door is your bathroom, which has a modern white suite, on-trend monochrome detailing, and an over-bath shower.

Next up is your delightful oak-floored reception room. This is over 13 feet by over 11 feet, with a central fireplace with solid marble surround. French doors deliver you to your own private balcony. You can also access this directly from your kitchen - via a second set of timber-framed glazed French doors. The independent kitchen has been recently and stylishly refurbished (2024) with an integrated dishwasher and fridge/freezer. We love the cool ply cupboard fronts. A cute breakfast bar further features.

Steps lead down from the beautiful balcony to a generous and mature shared walled garden, which is laid to lawn and has side access.

Such a well-connected spot! You have a Brockley postcode (SE4) but you border SE8, SE14 and SE13: you can enjoy all four therefore. The Talbot pub is a strong local, as are The Wickham Arms and The Brookmill. Middleton coffee shop is fab for coffee, pastries, brunches and your fresh loaf for the week.

Brockley has good independent restaurants such as L'Oculto Cocina, Mauby, Ellary's and Tai, and cool drinking spots, too: like Brickfields, Joyce and Brockley Brewery.

The Deptford High Street area including Deptford Market Yard is close as well, with bars, night spots, cafes, restaurants and breweries. We particularly rate Marcella, The Watergate, SALT, Villages, and Jars Bar.

Central New Cross is close, with contemporary art gallery Goldsmiths CCA plus a great variety of pubs. Meze Mangal (further down Lewisham Way) serves up good value Turkish grub and is great for big table gatherings.

Central Lewisham is handy (about a mile) for mall shopping and markets, plus a strong leisure centre/pool (Glass Mill). Next door to this is a cute food market held on the first Sunday of each month.

Green space? Stroll to Hilly Fields in seven minutes (lovely Ladywell Fields is beyond that), or walk about half an hour for Greenwich Royal Park.
