Description

Description

Wisteria House is a well-established care home providing specialist dementia care for up to 22 residents aged 65 and over. Operated by the current owner for over 20 years, the home has built a strong reputation and holds an 'Outstanding' CQC rating and has done for a number of years.

The property features 20 bedrooms, 10 with ensuite facilities and the remainder with individual wash basins. It comprises an end-terrace, two-storey late Victorian building, adjoined by a three-storey mid-terrace of similar age. These have been interconnected, extended, and converted for care use. A four-passenger lift connects the ground and first floors.

Location

The property is located on Napier Street in Stoke, a primarily residential area approximately one mile west of Plymouth city centre, close to Devonport. It benefits from proximity to local amenities, Devonport Park (100m west), and Devonport train station (200m north), which offers GWR services.

Plymouth has strong transport links via the A374, A379, and A38, connecting to Cornwall and the Midlands. The city is served by Plymouth train station with direct services to London and the North, and a comprehensive local bus network.

Internal Details

Ground floor, living room, conservatory, kitchen, office, dining room, bathroom, six bedroom (two with ensuites)

First floor: 11 x bedrooms (seven with ensuites), two bathrooms, dining room.

Second floor: three x bedrooms, bathroom.

External Details

To the front of the property there is a patioed area to the right of the entrance. To the rear there are enclosed courtyard style gardens providing a safe space for residents to enjoy. There is also disabled/wheelchair access.

The Opportunity

This home represents an excellent chance for potentially a new entrant to acquire a well located and long established business with a developing operating structure which will enable them to run the home remotely.

Given its urban setting, it will also appeal to established local and regional care home owners who are seeking to add a further facility to their existing portfolio.

Staff

The home is run by a registered manager, who leads the staff team, with the owner providing input and support at a strategic and financial capacity.

Trading Information

Management accounts for 2025/2026 Q1 months show a turnover of £213,148. When annualised the turnover would be in the region of £852,592. For this same period an EBITDA of £34,240 can be shown. When annualised this shows an EBITDA in the region of £136,960. We understand that average weekly fees at the home are now in excess of £969 per week.

Tenure

We are inviting offers on a guide price of £1,000,000 for the freehold property and transfer of going concern business. However, there is a group restructuring on-going to separate each home within the group into its own entity. HMRC clearance has already been obtained. All properties still remain within Wisteria House Holdings Limited, and all the trade of Stoke held in Wisteria House Dementia Care Limited. The intention is still to move Wisteria House (Stoke) into its respective subsidiary, therefore, it will be the new stoke company that is being sold (Wisteria House Stoke Limited). Currently, three care homes trade in one company, therefore for historical trading activity will be split out of the P&Ls for each.

Regulatory

The home is registered with the CQC to accommodate a maximum of 22 residents both over and under 65 years of age and including specialism in Dementia. The latest inspection report, published in July 2023 rated the home as 'Outstanding' overall and in all key inspection areas. Registration will be reviewed on change of ownership.
