Description

Built in 1905, Motcombe is a beautifully presented and generously extended three bedroom semi-detached house located in the heart of the village. This Edwardian property is appointed to a high standard whilst maintaining its character and charm. The popular Cuckoo Trail is nearby, and mainline stations are approximately 15 minutes away.

The open plan kitchen, dining room, and family room have been recently renovated to a high standard and are very well-appointed, featuring herringbone Amtico flooring throughout. The generous dual aspect reception space provides an excellent area for dining and family living, whilst benefiting from a central fireplace housing a wood burning stove. The large understairs cupboard doubles up as a utility space with power and lighting, currently houses a tumble dryer. The large kitchen sits within the extended portion of the house and features a high quality forest green cabinetry with brushed brass fixtures and handles, soft-close doors, under-cabinet lighting and a large pantry cupboard. The composite worktops extend in an 'L' shape, creating a feature breakfast bar with seamless joints between the worktops and upstands, providing a smooth, uninterrupted finish. The brushed gold Rangemaster sink includes a matching hot and filtered cold tap. There are plenty of integrated appliances, including a five-ring gas hob, a waist-height oven and microwave combi oven, a 60/40 fridge/freezer, dishwasher, washing machine, and a wine cooler. The new gas boiler was recently installed in Nov 2024. At the far end of the kitchen, double doors lead to the garden.

Up the stairs to the first floor. Bedroom one is a large double with ample space for furniture and a bay window overlooking the front of the property. The second bedroom is another generous double with a decorative fireplace and a sizeable alcove for wardrobes or furniture. Bedroom three is a small double bedroom or a well proportioned single that looks out to the 'Green Roof' and garden beyond. The family bathroom completes the first floor and contains a bath with an over-the-top shower attachment, a vanity unit with wash basin, a heated towel rail, and an Edwardian-style w.c., with high-level cistern.

Outside: The rear garden has been tiered, creating an excellent garden for families and those who wish to entertain. From the doors in the kitchen, the lower tier is laid with synthetic grass, creating an ideal seating area with a generous gated side return, and benefits from two outdoor taps and external power supplies. The steps leading to the upper tiers are sleeper-lined with well-stocked raised sleeper beds on one side and include herbs such as rosemary and thyme. The upper tier opens-up to a large garden area mainly laid to lawn. Bordered by trees for privacy, the garden contains a beautiful established magnolia tree as well as silver birch, weeping willow, bay, apple, and plum trees.

Known as "The Old Bank", located at the front of the property with a private entrance, is a previously used self-contained commercial unit integrated into the fabric of the building. The unit features bay windows on either side of a recessed front door and offers an excellent addition to the house. The unit ceased trading in 2021 and is no longer registered as a commercial business and not subject to business rates. A change of use application has been submitted to convert the space into residential usage and include an off-road parking space directly outside the property (application ref: TBC). This additional space offers plenty of potential and would be ideal as a living or dining room (subject to PP).
