Freehold

Description

Beautifully extended, architecturally enhanced and interior-designed three double bedroom bay-fronted Victorian terrace, with a generous basement and a SW-facing garden of circa 40 feet. And your luck is seriously in, as the house is being sold chain free.

Where to find your new place? You are just an eight-minute walk from New Cross Gate Station, which is just one stop away from London Bridge and Borough Market.

The street is a pretty and leafy residential one in New Cross's desirable Hatcham Conservation Area. Parking is unrestricted on this and nearby roads.

A neat and low-maintenance front garden with railings and a tiled path sets you back from the street. Step through your front door and you have your formal double-reception to your right. Your front room is over 11 feet by nearly 14 feet, with an attractive central fireplace. The herringbone parquet flooring flows through (and beyond) to your second reception - a natural snug/TV room. Bespoke alcove storage is both practical and stylish.

Access your sensational back/main room from the second reception or via the hall (access to the cellar is under the stairs here and you also have a neat downstairs/guest w.c.). The showstopper is the rear living space: exposed brickwork, open shelving, and sleek glazing across what was once the side return.

The modern fitted kitchen features a quartz-topped island, underfloor heating, high-end integrated appliances, and is flooded with natural light all day long. It's an entertainer's dream - industrial-style French doors open to a smartly tiled patio that flows onto the rear garden.

From the half-landing you have the property's windowed bathroom (contemporary sanitary ware and fittings here, including an over-bath shower and separate spray attachment), with the added luxuries of underfloor heating and heated towel rail. The first of your double bedrooms is also on this level - over 13 feet by over 8 feet, and with windows to both external walls.

Then from the landing proper you have another good double to your right (of over 11 feet by over 9 feet), and your principal twin-sashed bedroom across the front width of the building. A pleasing to-the-ceiling bank of closets takes the whole near wall. All of your bedrooms have recently-fitted wooden floors.

Access a generous loft space (great for storing suitcases and such) from a hatch from the landing outside the top two bedrooms.

And don't miss the large basement area - a fantastic 342 sq ft space with full standing height. Currently home to a long workbench/desk running the full length of the front wall, it's ideal for storage, a dedicated home office or creative studio, with loads of potential.

The inmediate local area? Hatcham CA is a tucked-away residential pocket of SE London. From 1614, the land was owned by the Worshipful Company of Haberdashers. When the manor house ('Hatcham Park') was demolished circa 1840, terraced homes were permitted to be built. Rescued from demolition in the seventies (phew!), Hatcham Conservation Area was designated by Lewisham Council in 1990.

Stroll just eight minutes to New Cross Gate Station. QRP Station is yours in 15. There are also plenty of day and night bus routes within a short walk of the house; to Elephant & Castle and the City, or to Peckham, Deptford, Greenwich, Brockley and Lewisham.

Telegraph Hill (Upper and Lower) is close by, with a weekly farmers' market, tennis courts with stunning London views, and perfect picnic spots for sunset. You're also near Southwark Park, Fordham Park, and local favourites like Eckington Gardens, Bridgehouse Meadows. Hidden gem Nunhead Cemetery is also a peaceful haven for walkers and dog lovers alike.

Food and drink? You're spoiled. Local favourites include Corner coffee shop/bar (with cocktail nights and art), The Old Library (bar plus music studios/live music venue), The Rose Inn, Cup.PhoBun, and The Earl of Derby.

Check out Good as Gold and Browns at nearby Brockley; and Telegraph Hill's Hilltop Cafe is a weekend staple. Peckham and Deptford are both foodie hotspots - think Peckham Bazaar, Ganapati, and Forza Wine; in Deptford, Jazu, Marcella, and Salt.

New Cross is home to Goldsmiths University which houses the cool contemporary art gallery Goldsmiths CCA. The ArtsLane art gallery is also just down the street and regularly shows up and coming artists.

Plenty of fitness options with Wavelengths Leisure Centre (Deptford) offering a gym, classes, pool and sauna, while LevelOut Pilates, Mindfit (Nunhead), and &Osteo (Brockley) are all nearby. There is even a community-run sauna and a Padel court centre less than 10 minutes away.

Kids or on the horizon? Your most local primary is just at the end of the road (in a traditional Victorian school building, much improved by architects Jestico + Whiles, and which feeds to the secondary school based in New Cross's Telegraph Hill Conservation Area), Edmund Waller and Kender. Deptford Green is a second well-regarded local secondary school. There is also an excellent selection of local nurseries and a community-run playgroup at Telegraph Hill.
