An exciting opportunity to buy an end of terrace freehold house on Rangefield Road with bundles of potential.
A cherished family home for over 20 years for its current owners (Paul & April), the house is perfectly suited for a growing family, looking to be close to good amenities and schools.
You first step into a cosy lobby, which leads into a large bright living area and broad kitchen, ideal for cooking and entertaining. Upstairs, are two bedrooms (one double and one king) with a bright neutrally decorated upstairs bathroom.
The garage is a standout feature for this price and area - providing valuable storage space, additional off street parking (essential for bikers or car tinkerers) and importantly, it reduces the cost of car insurance. We've added a potential floorplan to the advert to highlight how it can be extended across (as some of the houses have done locally - STPP subject to any necessary planning permission).
The back garden has side access and can also be entered through the kitchen. While it may be compact, it’s practical and easy to maintain. Paul and April have kept apple trees and raspberry plants over the years, which are fortunately still blooming!
Location, Transport & Schools
Rangefield Road benefits from fantastic transport links, with the 336 Bus stop directly outside the house linking to Catford Bridge in just 18 Minutes (according to TFL). Grove Park, Bromley South and Beckenham Hill train stations also provide speedy access to central — London Victoria, London Bridge, Blackfriars and Charing Cross.
Grove Park → London Bridge (16 minutes) / Charing Cross (30 minutes)
Bromley South → London Victoria (18 minutes)
Beckenham Hill → Blackfriars (28 minutes)
Families will appreciate the proximity to the local schools, including Rangefield Primary and Burnt Ash Primary (both rated ‘Good’ by Ofsted), as well as nearby secondary schools such as Bonus Pastor, Sedgehill and Hayes, all recognised locally.
Local Amenities & Leisure
Restaurants – Bromley Centre has Havet and Tamasha, plus stock favourites like Zizzi, Nando's, Pizza Express and Gourmet Burger Kitchen among many more. The Glades shopping centre is definitely worth checking (too and from) if you've never been.
Parks & Green Spaces – Beckenham Place Park is the biggest nearby, with streams, woodland and a large playground - which has benefitted massively from recent National Lottery funding. Forster Park is a mile up the road, while the park on Burnt Ash and the three school fields along Rangefield Road itself bring even more open green areas close to home.
Supermarkets – The closest supermarket is LIDL on Burnt Ash Lane (for the common essentials), and Sainsbury’s (on West Street in Bromley) is only 2.4km (1.5 miles) away, with M&S and Waitrose a little further at around 3-3.4km (1.9-2.1 miles) (Bromley Centre & South respectively).

In Paul and April’s own words…
Why did you buy this property?
We had a one bedroom flat in North London and wanted somewhere larger for a growing family that was affordable and safe! We looked in many places, North and South of the river, but really liked the location, and how convenient it was for travel, shopping and leisure.
What features of this property appealed to you when you were buying?
It was a basement flat we moved from, so we loved having our own small back yard, a nice kitchen and a second floor. The garage was also great for storage. I liked that our daughter could have her own bedroom when she was old enough, and that there were playing fields nearby.
Since moving in, what has been your favourite thing about living here?
The nearby parks and green spaces, the quiet streets, and the community feel have made this a wonderful place for our daughter to grow up. The parks across the road are perfect for blackberry picking in summer, and the local gardens behind the Churchill Theatre and library in Bromley Centre are lovely for a quiet stroll.
What are your favourite local restaurants?
I’d say Suruchi in Downham has been a staple for us - the food is beautiful. Fortune House is a half mile up the road for a Chinese takeaway which is April's favourite.
Is there anything else you would like to add?
It’s been a perfect home to fill with lots of very happy memories for our daughter growing up, and we hope the next owners love this house as much as we did.
