IF YOU LIVED HERE…

On arrival, the home reveals Victorian styling, with warm brickwork complemented by ornate white detailing around the windows and doorways. A bay window to the front adds symmetry and charm, while the proportions highlight its period elegance.
Inside, the hallway sets a welcoming tone with natural wood flooring underfoot and a glazed panel above the door that softens the space with daylight. Built-in storage sits neatly beneath the staircase.
Generous in size, the reception room has a wide bay window with shutters at the front and a glazed door at the rear opening onto the garden. Natural light pours through both aspects, while cornicing and timber floors add depth and detail. With ample room for seating and dining, this is a space for gathering, relaxing, and enjoying the flow between indoors and out.
Enjoying a dual aspect, the kitchen is bright and uplifting, with two windows and a door leading to the garden. Wooden cabinetry and flooring introduce warmth, balanced by tiled splashbacks that bring gentle texture.
The garden is a highlight, stretching back with a mix of lawn, planted borders and a paved terrace beneath mature trees. It offers space to play, quiet corners to unwind, and a backdrop that evolves beautifully through the seasons.
Upstairs, the landing links three bedrooms and the bathroom. The main bedroom spans the full width of the house, with twin shuttered windows, wood flooring and fitted wardrobes creating a refined yet calming retreat. A second double bedroom also offers excellent storage with a wall of built-in wardrobes, while the third enjoys leafy views and a light, welcoming atmosphere. Bright and uplifting, the bathroom features tiled surrounds to the bath and a patterned floor that adds a stylish edge.
Manor Park’s High Street is just around the corner, offering everyday essentials alongside cafés and local services. Plashet Park is a ten-minute stroll, with tree-lined paths and open lawns, while the wide green expanse of Manor Park Flats and neighbouring Wanstead Flats are also close by. The Golden Fleece pub, loved for its welcoming atmosphere, is within easy reach and provides a generous outdoor garden. Stratford Shopping Centre is a quick bus ride away, reachable in under twenty minutes, and offers a wide mix of shops, dining, leisure and entertainment options to suit every occasion.

A WORD FROM THE OWNER...

"Sherrard Road has been a great first home for us and we’ve lovingly renovated the house from top to toe.

One of our favourite spots in the house is our garden, which blooms throughout the year and has an expansive & peaceful vibe to it.

The Elizabeth Line is 12min on foot, or a short bus ride away. Getting into central London under 30min has been a game changer and encouraged us to make use of the city.

We feel really lucky having had the expansiveness of Wanstead flats on our doorstop, perfect for happy dogs.

Weekends we often hang out at local musts such as Wild Goose or Tromso bakery, Joyaeu for natural wines and fancy food. Newly opened gym e7 movement in the arches is great for kids and adult classes also.

Some of our neighbours have become really good friends and generally we’ve felt welcome
to the street from day 1."
